The kitchen is supplied with matching dishes and a full range of pots, pans, utensils, knives, etc. A Keurig will help you start your morning off right, and the full-size washer and dryer are convenient, in-home necessities. (A small ironing board and iron are in the linen closet.) The master bedroom has a new queen bed. The second bedroom has a full bed, and both have two sets of sheets. The couch also has a hide-away mattress option when friends and family come to visit. The AC is a portable unit in the living room and each bedroom has a fan if needed. Access to the community's seasonal pool is included as is a one-car garage and a covered patio with a charming bistro set and rocking chair. The front entry has a combo lock so you never have to sorry about forgetting your keys. One dog is allowed as long as the breed is accepted by our insurance. Please contact us for an approved list. The lease is for a minimum of 30 days and will continue on a month to month basis unless both tenant and landlord agree on another lease. 2, A 15 day notice must be given by the tenant before ending the lease agreement. Landlord will give a 30 day notice before terminating the lease or increasing rent. Partial months of occupancy will be prorated by dividing the number of days to be occupied by 30 and then multiplying by the monthly rent agreed upon. 3. Tenant shall pay rent in the amount of $1900.00 per month, due and payable on the first day of each month but no later than the fourth day. Tenant agrees to pay a late charge of $20 for each day the rent is not received by Landlord after the fourth day, regardless of cause, including dishonored checks, time being of the essence. An additional service charge of $30.00 will be paid to Landlord for all dishonored checks. 4. Tenant agrees to pay a security deposit of $1900.00. 5. Tenant agrees to pay a reservation deposit of $350 at the time the lease is signed. This deposit is 100% refundable up to 15 days before the start of the lease. If Tenant cancels the lease less than 15 days before the lease is to begin, the $350 deposit will not be refunded. If Tenant pays the first month's rent, the reservation deposit will be applied to the security deposit. 6. Cleaning services are available for an additional cost. 7. Parking includes a one-car garage and first-come outdoor spaces. 8. One dog is allowed if approved by the landlord. Certain breeds are not permitted by our insurance company. There is a $200 refundable pet deposit. 9. No smoking is allowed.
