Tenant agrees to maintain the lawn and landscaping in a clean and presentable condition, including regular mowing, watering, trimming, and removal of weeds or debris.
Smoking is strictly prohibited inside the rental unit, including all interior spaces and enclosed areas. Violation may result in fines, termination of the lease, and/or forfeiture of the security deposit.
One (1) pool key will be issued to the tenant at the start of the lease. If the key is lost or not returned upon move-out, a $100.00 replacement fee will be charged to the tenant. Duplicating the pool key is strictly prohibited.
Tenant is permitted to keep up to three (3) cats on the premises. All cats must be house-trained, well-behaved, and kept in sanitary conditions. Tenant shall be responsible for any damage caused by the pets and for maintaining cleanliness inside and outside the rental unit.
A non-refundable pet fee of $15.00 per pet, per month will be charged. No additional pets are allowed without written permission from the landlord.
Air conditioning filters will be provided by the property owner and should be replaced at least once every four (4) months. Failure to replace filters as required may result in reduced system efficiency or damage, for which the tenant may be held liable.
