1120 square feet of relaxation. BIG main room with a door to close off a private, cozy living area if you desire.
Inexpensive WIFI that's faster and cheaper than what we had in Phoenix.
Added new pix of the water test (https://iaslabs.com/testing-services/drinking-water-tests/) and APS bill from this week. (11/22)
New PEX plumbing throughout completed in 2016. Solar panels feed the grid so you probably will not have an bill for electricity.
Well tested and passed all tests. (Results available in docs) Great water for family, gardens and livestock.
Allowance for a new roof in the price.

Great comfortable place to rest after a day enjoying the beautiful surrounding forests.
Hunting and fishing paradise.
Athletes interested in having a high altitude training center will love it here. (not at first... I've done some H.A.T and I'm not going to lie about the first 3 weeks.)
Great summer home and country get away.
Enough about the town … let’s get into the property.

Our little corner of Pleasant Valley is up for sale. 1 bath and one or two bedrooms (depending on your definition, but one bedroom with a door) but a terrific great room that can be a business (and has been) right on the highway, but very peaceful.
We spent a decade as a family re-building this gem and have so many great memories. We never went in to start a business, but it’s in a great location for one.
Solar panels (owned by APS, but they basically rent the roof, fully transferable.) means we haven't had an electric bill since they added them. Un registered
Private single owner well with great water. I use it to make home brews. Great neighbors that know the property and help out.
A good spot for some livestock (The neighbor kid used to raise 4H beef cattle) and our yard was used for a horse sanctuary for a summer when we weren't there. (our neighbor ran an animal rescue.) so it's cleaned and ready for a couple of horses ... maybe, I dunno. I'm not a horse person. Don't dislike them, just don't know anything about them but everyone else up here does.
The house has two excellent views, out front you'll watch the clouds roll in over the Mogollon Rim and the historic Hoagland store. (owned by a great fun couple.) and out back there are rolling hills and Elk playing and bugling up on top of the hill. (they do find their way down into the yard so protect fruit trees.
Ya’ Know, writing this makes me want to keep the place. There's so much to do up there and when you want to shut the door and relax, you STILL have a great view.
