Utilities and Maintenance: The Tenant is responsible for the payment of gas and electricity utilities and for maintaining an active renter's insurance policy throughout the duration of the lease. The Tenant shall also be responsible for lawn care and upkeep, including regular grass cutting during the summer months. Payments Due at Signing: At the time of lease signing, the Tenant shall remit the first month's rent, the last month's rent, and any applicable deposits or fees as outlined in the lease agreement. Smoking and Pets: Smoking and pets are strictly prohibited anywhere on the premises. Occupancy Requirements: All individuals eighteen (18) years of age or older residing in the property must be listed as Tenants on the lease agreement. Minor children shall also be named for renter's insurance purposes and accurate occupancy documentation. Early Termination: In the event the Tenant wishes to terminate the lease prior to its expiration date, the Tenant must provide a minimum of 120 days' written notice to the Landlord. The Tenant shall remain responsible for rent payments through the end of the notice period and any applicable early termination fee equivalent to one (1) month's rent, unless otherwise agreed upon in writing. If the Landlord secures a new qualified tenant earlier, prorated adjustments may be considered at the Landlord's discretion. Late Payment: Rent is due on the first (1st) day of each month and is considered late after the fifth (5th) day. A late fee of $50 shall be applied to any rent received after this grace period, plus $10 per day thereafter until payment is received in full. Repeated late payments may constitute a lease violation and grounds for further action, including termination of tenancy.
