The basics: This is a bilevel house that has been split in half. The day light basement is a separate 2 bedroom, one bath that has the attached garage all as one rental unit. The top half of the house (the unit you would be renting) is a 3 bedroom and two baths. The main bedroom has it's own bathroom. The 2nd largest bedroom has a nice closet with closet organizer. The third bedroom is smaller, but has two side by side closets. The second bathroom has tub/shower combo. Both bathrooms have their own toilets and sinks. You have one parking spot in the driveway with more in the cul-de-sac. The backyard is fenced and secure for dog's etc. You have access via the backyard elevated deck that can be reached by using the sliding glass door from your apartment. There is also a side yard access via the westside of the house. The whole house has forced heated air and AC. There is a full kitchen with a dishwasher and microwave, fridge, and washer/dryer unit. It would be preferable to only have 2-3 people and one pet. However, we can discuss more than one pet with possible pet rent in addition to your normal rent. The rental is not suitable for more people than listed above as this is not a whole house rental there is a renter living below in the daylight basement. The rental space only has 3 bedrooms and more than people than that may become over crowded. I'm looking for a 1 year lease, but I'm willing to discuss shorter terms if needed. If you are a single person and wish to rent. I'm willing to discuss more affordable options as a single person does not use as much utilities as 2 to 3 people. The initial down payment is first months rent of $2,700 and a deposit of $2,000. So, $4,700 do get started. I use the deposit for damages done by tenants and pets. This is assessed towards the end of the rental period. These damages will be assessed once the tenants have moved out. Any portion of the deposit not used will be reimbursed after damage assessment with in 30 days of final rental period. If you have a dog larger than 40 pounds then we need to talk about pet rent. I will be adding an additional $50.00 a month for that. Large dogs tend to do more damage in the house and the yard. Ideally one dog and a cat, but we can discuss more pets if you have them. I just may have assess more rent for those additional animals. Also, if you have a fully electrical vehicle I'm willing to install a charging station to accommodate fast charging for your vehicle. I like to support those who have moved into that life style choice. The rental is with in walking distance of North Clackamas parks. There is a great walking path and two dog park sections. There are baseball and softball fields that host games in the spring and summer. Mt. Scott creek runs through the park. There is community center near the park where you can take a variety of classes, and do other community events. There is also a very nice Eastern Orthodox church on the edge of the park that is quite beautiful. For those of you who use public transportation there are bus lines nearby. Once you have reached downtown Milwaukie you can grab the Max Train into Portland. From there you can get anywhere. There are also plenty of bike lanes and sidewalks for those of you who like to walk and ride. Breakside Brewery is done the road about 5 to 10 minutes, and is an easy walk. The town of Milwaukie is only about 10 to 15 minutes away and offers a variety of eateries, salons, barbers, and shopping. Also, Pfriem Brewery just opened up downtown as well. They Have a market that opens up in late spring and through summer where you can shop for fresh produce and other goods. Milwaukie is the home of Dark Horse comics and they are located downtown. You are extremely close to the on ramps for Milwaukie (224) expressway. This will get you to the I205 with in 10 to minutes. It will also take you into Sellwood and Portland within 15 to 20 minute s depending on traffic. There are plenty of shopping market choices. Near by on Webster Road is a Safeway (10 minutes). Over on Mcloughlin road in the Oak Grove area you will find a Fred Meyers and a Trader Joe's. That is also a pathway to Gladstone and Oregon City where you will find more restaurants and shopping of all kinds. I will need the first month rent upon acceptance of your application. This is $2,700 dollars, and includes: water, sewer, garbage, gas, and electrical. Bills can be anywhere from $350.00 to $450.00 depending on the renter's usage rates for utilities etc. I maintain the yard, and the landscaping. I will require $2,000 for a security deposit as well. So, rent is really more like $2,300 to $2,400 depending on utility usage. I do not require last month rent. The security deposit helps to protect the property, but also keeps the renters honest. If there are damages to the property or the appliances then money will be taken out of your security deposit. I do keep $350 of the security deposit for cleaning after you have left. I'm willing to allow a small dog on the premises as long as it is well trained, house broken, and you will be required to clean-up after it. That includes any defecation in the yards etc. I will need to meet the dog in order to assess the size of the dog and its temperament. Note: If you have a large dog, we can discuss the matter, but currently I'm skeptical of large dogs as my previous renter had one and did quite a bit of damage. I know it can be hard to find places to rent to folks with large dogs. I would need to meet the dog and then assess their temperament and disposition. I would also need to charge a rental fee of $50.00 per month for it. When it comes to pet security deposits I assess this fee at the end of the lease time. An amount will then be taken out of your deposit. This will be done within reason. I do not mind smoking as long as you pick-up your butts, and do not smoke in the house. The back deck is a perfect place do this. I require you keep an ashtray, or some sort of receptacle for the disposal of butts/cigarettes. I do all of the maintenance on the property, and you will need to contact me about any repairs that need to be done. Please, if anything goes wrong such as a leak, broken faucet, or appliance then contact me asap. I look to keep things in good working order, and do not wish for more damage to occur to the property. I'm asking for a year lease, but if you are interested in a 6-month lease, we can discuss it. I also require at least 2 months' notice if you decide you are moving out. This gives me time to anticipate moving you out, and getting some new renters with in a timely fashion. After allotted time for the lease is up and if you want to stay longer than we can revaluate. At this point we can sign a new lease agreement a year or 6 months, or possibly go to month to month if you are just needing short term. If you are a single person who wants to rent this space, I could possibly work on the price of rent with you to make it more affordable as on person uses less resources than 2 or 3 people.
