No smoking, no pets, any evidence of illegal drug use will result in immediate termination of the lease, snow removal is your responsibility in winter, basement access allows snow shovel access and access to two bicycles, off-street driveway parking for 2 cars, Should the need arise, Landlord retains right to enter property upon 24-hour notice in writing (email). The lease runs from mid-September through May 15th. Negotiable for up to 15 days extra or less in either direction. A maximum of 4 people may occupy the property. The renter must have excellent references, good credit, and a suitable reason for renting such as relocation, professional job contract, etc... Requires a $2,800 security deposit and the first month's rent ($2,800) up-front (Total $5,600). Monthly rent INCLUDES utilities, heat, security system, internet, and air conditioning with a maximum cap of $400 in value each month. This utility cap should cover all normal utilities based on usage history. Security deposit returned within 15 days after the end of lease with inspection showing no damage. Please notify us if you break something, normal wear and tear is expected. Items damaged above $100 in value will require you to replace/pay for from security deposit.
