Length of the tenancy - Lease agreement will be for a 12 month period. (9 months into the term landlord and tenant will discuss renewal. Amount of rent ($1900), will be due on the 1st of the month and will be collected by the 3rd of the month in the form of a check. Security deposit will be $1900 and will be returned contingent a closing home inspection. All damage that goes beyond regular wear and tear will be subtracted from the initial deposit. Subletting is prohibited. The number of tenants at the time the lease agreement is signed must be the same throughout the entire lease. Any change in the number of tenants must be communicated and approved by the landlord. Any changes without the consent of the landlord may result in lease terminations and eviction. Pet policy - No more than 2 pets are allowed. Pets cannot exceed 20 lbs. Maintenance and repair responsibilities for landlord will be any repair that exceeds $200 and/or is not part of the regular wear and tear or day-to-day usage. Tenant will be responsible for any payments less than the $200 threshold. Landlords will have right of entry with 48 hour notice. The tenant is responsible for all utilities. A late rent payments will result in 1 warning. Every late payment after that will be a $50.00 fee. Disruptive behavior(s) and/or illegal activities are strictly prohibited. If either is verified, the tenant will be responsible for all criminal charges and will have a severed lease agreement and will be evicted. There is ample room for parking, but we strongly recommend capping the parking at 2 vehicles. Further details will be expressed in the lease agreement.
