Fully furnished 2 bedroom 1 bathroom suite offers ensuite laundry, high-speed Fibre Internet, smart TV, 24-hour concierge, fitness centre, and more. The suite has a fully equipped kitchen with fridge, stove, dishwasher, microwave, 2 queen beds, dedicated workspace with desk and chair, comfortable living room with smart TV, and dining area for 4. Professionally managed by TO Stays Inc., 30 nights minimum.
TERMS AND CONDITIONS:
1. CANCELLATIONS PRIOR TO MOVE-IN. In the event that a stay is cancelled prior to the move-in date the guest(s) will be liable to pay cancelation charges of up to thirty (30) days penalty.
2. EXTENSIONS. Extensions shall be requested in writing 14 days prior to the scheduled move-out date. TO Stays Inc. will make reasonable attempts to accommodate any extension request but will not be liable for any losses the Tenant may incur as a result of TO Stays Inc. not being able to accommodate said extension. Rates for extensions may be subject to change.
3. MOVING IN. Regular move-in times are 5 pm. Early check in is subject to availability and must be prearranged and confirmed in writing. A fee may be applicable for early check ins.
4. MOVING OUT. Where a stay is not extended, the Tenant shall vacate the Suite by 10 am on the move-out date, otherwise TO Stays Inc. may charge a daily holdover fee up to twice the usual rental rate for the Suite. The Tenant shall also be responsible for any additional losses suffered by TO Stays Inc. due to his/her failure to vacate. Late check out is subject to availability and must be confirmed in writing. A fee may be applicable to late check outs.
5. PAYMENTS. Monthly (30 nights) payments are due 14 days in advance of the rental period. Credit card payments are subject to a 3% processing fee. Any alternative payment terms set out by third party booking platforms shall be honoured.
6. DEPOSITS. A non-refundable booking deposit of $500 CAD is required to guarantee a booking. A refundable damage deposit of $250 CAD OR a valid Visa or MasterCard number is required for incidentals. The guest shall be advised promptly of any incidentals prior to any charges being made.
7. VIOLATION OF TERMS. Should the Guests violate any of the terms of this agreement, within reason, the rental period shall be terminated immediately.
8. IDENTIFICATION. The guest shall provide a copy of government issued photo ID to verify their identity.
9. MAINTAINING THE PREMISES. The Guests shall maintain the premises in a good and clean condition, and use the premises only in a careful and lawful manner. The Guests shall leave the premises in a ready to rent condition at check out, defined as being immediately habitable by the next Guests after standard housekeeping. Guests shall pay for maintenance and repairs should the premises be left in a lesser condition.
10. HOUSEKEEPING. Housekeeping services are available upon request for a fee.
11. WASTE. The Guests shall dispose of all waste materials generated during the rental period in a lawful manner.
12. PETS. No Pets shall be brought onto the premises without express written consent.
13. DAMAGES. The Guests shall pay for any damage done to the premises over and above normal wear and tear and is responsible for ensuring that these policies are respected and adhered to.
14. LIABILITY. Guests release TO Stays Inc. and its Agents from any and all liability for theft or injury while in transit to the property, or in the property.
15. SUBLET. The Guests shall not sublet the property.
16. OCCUPANTS. The Guests shall have no more than 4 persons reside or sleep on the premises.
17. QUIET ENJOYMENT. The Guests shall behave in a civilized manner and shall be good neighbours respecting the rights of the surrounding residents. The Guests shall not create noise or disturbances likely to disturb or annoy the surrounding residents. Fines will be levied on the spot to Guests who are disturbing the peace. Guests are also responsible for fines levied against the TO Stays Inc. and or its Agents as a result of noise bylaw infringements incurred by the Guest. Normal conversation pitch is accepted. Continued screaming, yelling and/or swearing are not. TO Stays Inc. will not refund evicted Guests.
18. SMOKING. SMOKING IS NOT PERMITTED INSIDE THE UNIT and is strictly enforced. Smoking inside will result in significant cleaning charges at a minimum of $500 CAD as well as possible eviction.
19. INDEMNIFICATION AND INSURANCE. The Guest, and their guests shall hereby indemnify and hold harmless TO Stays Inc. and or its Agents against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. The Guest expressly recognize that any insurance for property damage or loss that TO Stays Inc. and or its Agents may maintain on the property does not cover the personal property of Guests, and that Guests should purchase their own insurance for Guests and their guests if such coverage is desired.
20. SECURITY. Guest shall see to their own security while in the property by locking doors when prudent to do so.
21. ENFORCEMENT. The Guest agrees to pay all reasonable costs, attorney's fees and expenses that shall be made or incurred by TO Stays Inc. and or its Agents enforcing this agreement.
22. OUTAGES AND CLOSURES. We occasionally experience outages and condo amenities closures that are beyond our control. We report outages and closures as each occurs. No refunds or compensation will be given for any outages or closures.
23. SHORTENED STAYS. There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions, work and family emergencies, or other commitments.
24. LEGAL USE. Guest shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc.; shall cause termination of this agreement with no refund of rents or deposits.
