Lease Duration: -The lease term is flexible, 1 month-12 month lease options available. -Option to renew for additional months subject to mutual agreement and a review of rental terms. Rent Amount: -Monthly rent is $4000 due on the 1st of each month. -Late payments incur a late fee of $100 if not received within 5 days of the due date. Security Deposit: -A security deposit of $3,000 is required, payable upon signing the lease. -The deposit will be held for the duration of the lease and returned within 30 days after move-out, minus any deductions for damages beyond normal wear and tear. *Security deposit cannot be used towards rent at any time. -Utilities Up to $500 of utilities is covered by the monthly rent; including water, gas, electricity,trash, recycling, yard waste and WiFi. *The tenant will be responsible for utility costs above the $500 threshold. -The tenant will be responsible for yard maintenance through the seasons. Insurance: Tenants are required to maintain renters insurance for the duration of the lease, with a minimum liability coverage of $100,000. Property Condition: -A move-in inspection will be conducted to document the condition of the property. -Tenants agree to maintain the property in good condition and report any necessary repairs promptly. Termination and Move-Out: -A written notice of 28 days is required for early termination of the lease and upon notice I will market the property. After a qualified tenant has been found you may be released from responsibility of the lease. -Upon move-out, the property must be left in clean and rentable condition, free of personal belongings and trash. Additional Terms: -Any modifications to these lease terms must be made in writing and signed by both the tenant and landlord. -Violation of any lease terms may result in eviction, in accordance with local and state regulations.
