The house has three bedrooms and will be rented unfurnished except for standard kitchen appliances plus a washer and dryer. The large master bedroom has a huge walk-in closet and large tiled shower. Sliding glass doors from both the master and great room open onto the lanai and pool deck. The great room is large and open with views of the pool and front gardens. The dining area is adorned by large windows facing east with plantation blinds to let in the morning sun. Two smaller bedrooms share a common bath with tub and shower. All bedrooms have clean, bright ceiling fans. Two more fans breeze the lanai and an extra large fan silently moves currents through the great room. Rental insurance is required before occupancy. The lease term is for one year followed by new leases each subsequent year. You are required to show proof of renter's insurance before occupancy. Utilities are the renter's responsibility and must be transferred prior to move-in. The home is pre-wired for ADT security service if you wish to purchase a plan with them. We require on-line rent payment through Zillow. This service is free, simple and convenient and provides direct deposit to our rental account with tracking and payment record. Qualifications: All occupants 18 and over must complete a background check through Zillow that includes credit, criminal, income verification, prior landlord and eviction history. Zillow charges a one-time fee (currently $35) for each applicant. In terms of credit, we look at the entire picture as opposed to just the credit score but in general, we do require a score over 550. Gross monthly income must meet or exceed 3 times monthly rent. This is a no-smoking / no-pets property. Did we mention our pool heater? If you desire year-round swimming action the pool may be heated though you will see a jump in your electric bill. There is a pool cover reel available but we do not provide an insulated pool cover. That must be provided by you. Lastly, if you've ever dealt with rental companies waiting for them to respond it can be frustrating. With this property you have a direct line to the property owner/manager. We have a vested interest in this property and your satisfaction.
