RESIDENTIAL LEASE TERMS
1. TERM OF LEASE
The Premises shall be available for occupancy beginning December 15, 2025. The lease term is flexible, provided that the Tenant agrees to a minimum lease term of three (3) months. The specific start and end dates shall be established in the executed Lease Agreement.
For lease terms greater than six (6) months: standard long-term rate applies.
For lease terms six (6) months or less: short-term rate applies as outlined in Section 2.
2. RENT
Rent shall be paid on the 1st day of each month, without demand, deduction, or offset.
For lease terms greater than six (6) months:
Tenant shall pay monthly rent in the amount of Seven Thousand Dollars ($7,000.00).
For lease terms six (6) months or less:
Tenant shall pay monthly rent in the amount of Eight Thousand Five Hundred Dollars ($8,500.00).
3. LATE CHARGES
If rent is not received by the 5th day of the month, Tenant agrees to pay a late fee of One Thousand Dollars ($1,000), plus Two Hundred Fifty Dollars ($250) per day thereafter until all rent and late charges are paid in full.
4. SECURITY DEPOSIT
Upon execution of this Lease, Tenant shall deposit Seven Thousand Dollars ($7,000.00) as a security deposit to secure Tenant's performance, including damages, cleaning, or unpaid rent.
The security deposit shall be administered and returned in accordance with Chapter 83, Florida Statutes.
5. OCCUPANTS
Only the Tenant(s) listed in this Lease and Landlord-approved occupants may reside at the Premises. Tenant must notify Landlord in writing of any additional intended occupants and may not permit additional occupants without prior written consent.
6. UTILITIES
Tenant is responsible for payment of all utilities, including:
Electricity
Water/Sewer
Internet
Landlord shall provide pool service and lawn maintenance at no cost to Tenant.
7. PETS
Pets are permitted only with Landlord's prior written approval. Only non-aggressive breeds, as reasonably determined by Landlord, are allowed. Tenant shall be responsible for all pet-related damages.
8. TERMINATION
Either party may terminate this Lease by providing not less than thirty (30) days' written notice. Tenant remains responsible for rent through the effective termination date.
Early termination within the minimum 3-month commitment is not permitted unless mutually agreed upon in writing.
9. ADDITIONAL TERMS
The Premises shall be delivered unfurnished.
Tenant agrees to maintain the Premises in clean and sanitary condition and comply with all applicable HOA, municipal, and state regulations.
10. GOVERNING LAW
This Lease shall be governed by and construed in accordance with the laws of the State of Florida, with venue in Hillsborough County.
