We agree to repair the apartment and property when repairs are caused by forces beyond your control and to which you have not contributed. All repairs and maintenance which we are responsible for shall be done at our sole discretion. You agree to keep the premises in a clean and good condition at all times and to repair the premises or property. Furthermore, the following are cases where the tenant is responsible for the cost of the repair: A. When damage is caused by misuse or neglect, rather than as a consequence solely of normal and reasonable wear. B. When sanitary napkins, garbage, grease, or foreign or harmful substances are placed into plumbing receptacles. Tenants must follow all local and state noise ordinances and curfews. Tenants are responsible for spraying or removing any noticeable weeds from their porch areas. Tenants will shovel the snow away from the house when needed. Landlord has the right to replace any garbage disposals with a standard drain pipe if it breaks more than once. Tenants have the right to replace a broken garbage disposal at their own expense. Kerosene Heaters, Trampolines, Aquariums, Swimming Pools, and Water Beds are not allowed on the Property. Lock Out: A service charge of twenty-five dollars ($25.00) will be made if we must assist you in entering your apartment, fifty dollars ($50.00) if not between 9:00 am and 5:00 pm. Ten dollars ($10.00) for each lost key. Additional Occupants: If persons not listed on the face of this agreement occupy the apartment, an additional rent of one-hundred dollars ($100.00) will be charged for each such occupant during each month or fraction of a month. Short term visits by guests (relatives and friends) may not exceed seven (7) days without our written permission or you will be subject to an additional charge. Pets: No other pets shall be brought onto the premises, even temporarily without our prior written consent. The unauthorized presence of a pet will subject you to penalties, damages, deduction and termination. You agree to pay a $25.00 per day fee as additional rent for each pet brought upon the property without our written permission. If written permission is given there will be a $250.00 NON-REFUNDABLE fee due upfront and $25.00 per month per dog qualified dog or cat. Locks/Keys: You agree that no locks will be changed without our prior written permission. Further, you agree to supply the landlord with any keys, upon demand within three (3) days. You agree to pay the cost of a locksmith and for new locks if you do not return all keys the day of vacating. Subletting: You may not sublet or assign your house without our written consent and agree to remain liable for performance of this agreement if you sublet. Representations and Applications : In the event that any of the information on your rental application shall be found to be misleading, incorrect, or untrue, we shall have the right to cancel this agreement and to repossess the apartment. No oral statement made by our employees or agents shall be binding upon us unless consented to, by us, in writing. You agree to disclose the ownership of any firearms. All firearms are to be put into a gun safe (if weight is not an issue) or lockbox. Early termination of the lease by the tenant may result in a fee of up to two months rent.
