    Three bedroom one bathroom apartment for rent 503 Cook ave. Recently renovated: new windows, paint, appliances, flooring, water heater, ac unit, furniture, etc. 1,500/month utilities included (except for Wifi) first month rent pulse 750 deposit. 3 month lease to start, but I am open to doing another three month lease or a longer lease afterwards. No garage, but plenty of parking in back or on street Three bedrooms (one is a loft/attic space) Small closets, but sizable rooms. Kitchen, dining area, living room Upstair entry closet Shared laundry between upstairs and downstairs unit Side entrance and front entrance *This is a house with an upstairs and a downstairs unit. Both units are completely separate with their own locking doors, but they share a laundry space in the basement. The bottom unit is not available for rent because it is where I live Things to know: -This is a corner lot on a street with a decent amount of foot traffic and an ambulance depot kitty corner. You will hear the ambulance siren sometimes, but they often don't start the siren until farther away from the house. -There is one rental unit upstairs and one downstairs with me residing in it. This means two things. 1) If the terms of the lease are being violated on your end, it's going to be hard to keep that from me due to our proximity. With the shared building, there will be a small, but unavoidable level of accountability. 2) I know firsthand what it's like to have bad landlords who do not care about your concerns or respond to them. This is my only rental, and I promise not to be that kind of landlord. Even if I wanted to, a lot of issues you might face with the rental will also be my issues sooner or later, so I will be quick to act on issues that you bring to my attention and are my responsibility. In fact, I hope that you will bring up problems asap as this will save me money down the line by preventing matters from getting worse and by keeping you happy as my renter and not having high renter turnover. - This is an old house, so the floors are not especially sound proof. Curtains and rugs are encouraged to help us both with privacy and courteousness. - I am generally a pretty quiet person, and my apartment size does not allow for a lot of people to visit, so I won't be a very noisy neighbor. I am hoping to find someone who is relatively quiet too, and ultimately I just really don't want to deal with partying and people who won't apply the golden rule. - I will communicate with you about maintenance and work being done on the house asap. - A very high percentage of the things in the house have been replaced, updated, and painted, but some projects are still ongoing. In the next couple of months (weather depending, I'll be updating the shakes on the outside gables, and in the spring, I'll likely be putting in more fencing for added security to the parking area as well as pulling out some of the cement patches and doing some exterior painting. I've gotten all the exterior work done ahead of time, so that you will be minimally inconvenienced by the leftover work. The remaining work should not be taking place late into the night or before eight in the morning. - Credit checks are required. -First month payment plus 750 deposit is required at lease signing. If a pet is allowed, additional 300 dollars is required as a deposit. The lease is listed as six months, but only because Zillow only allows for you to choose one or six months. The lease is 3 MONTHS, but I am open to doing another three months lease or doing a longer lease after the first lease ends. No smoking inside the unit. Extra $300 deposit required for pets. No partying or uncleared visitors staying for over four days. Tenant is required to pick up all pet waste in the yard weekly. Tenant is also required to shovel their own front steps and walk way. I am your downstairs neighbor, so it is important to me that I find somebody who will be considerate. I will also be considerate and prompt to respond to issues that come up with the house.
