**This condo is available for ski lease from either December 1, 2025 to May 1, 2026 or January 3, 2026 to May 3, 2026 for $4400 a month plus utilities. The driveway snow removal is included in the rent.
Waterman's Retreat offers guests the best of all seasons in Lake Tahoe considering you can easily walk to one of the few dog friendly beaches (Watermans Landing) along Gar Woods Grill & Pier and downtown Carnelian Bay. In the winter, the condo is centrally located between Northstar California and Palisades and the spring and fall guests can access both the lake and the forest without driving. The condo is also conveniently located close to the Carnelian Woods HOA clubhouse with a community pool, and common areas with hot tubs, sauna facilities, and bocce and tennis courts.
$1500.00 non-refundable deposit will be necessary to secure the house (due up front). The $1500.00 deposit will be applicable to the first months rent. The $3000 will be refundable at the end of the lease provided there isn't any damage or extra cleaning.
A four month ski lease will have 3 free housekeeping visits. Each visit is a total of two man hours of cleaning and will help keep the kitchen, bathrooms, and house maintained during the lease.
$275 a month total for the fixed utilities. This $275 a month pays for the water, trash, cable tv, and high speed internet service. A four month lease would have a total of $1100.00 (4 x $275) for the fixed utilities.
The gas and electric will be switched into the tenants name at the start of the lease. The bills will be sent directly to the tenant. Frozen pipes will be the responsibility of the tenants if the thermostat was left lower than 55 degrees or turned off. There will be a $200 service fee charged by Agate Bay Realty if utilities are not transferred into the tenants name when the lease takes effect. We will send multiple reminders.
$500 for driveway snow removal.
Half the rent is due 60 days prior to arrival (November 3, 2025) and the other half is due prior to move in (by January 2, 2026).
