Thank you for your cooperation! HOUSE RULES CHECK-IN / CHECK-OUT PROCESS The Bougainvillea Bed and Breakfast staff will have in-person check-in between 3pm and 10pm as needed. The Bougainvillea Bed and Breakfast will be accessible after hours through a remote security check-in available. SECURITY The safety of our guests is a high priority, so we are taking several measures to make sure our guests feel comfortable and secure. All guests must provide Government Issued Identification Text/email your picture ID of all adults that will be residing on the premises - PRIOR TO ARRIVAL OR UPON ARRIVAL (3P-7P). ONCE RECEIVED ... We will release codes to access the property. THIS IS FOR THE SAFETY OF ALL GUESTS. Each Guest will receive entry codes and instructions via email and/or text message the day of arrival. For Example: Things to Know: (Codes Activated at 7/16/2021 at 12:00am) Front Door Access Code: 124796 Back Door Access Code: 035813 Suite #7 Love & Romance Access Code: 255698 Key Code Entry Instructions Exterior Entry *Enter the code *Then click the Unlock Icon. Interior Entry *Press Number 1 - (keypad should light up) *Then enter the code (Each button will beep) *Then click the Unlock Icon. To Lock - Press Lock Upon departure. (Must lock by Keypad) PARKING Please park in the rear of the building. Access our parking via the Church Parking lot located to the rear of the building on Grant St. Please do not park on Franklin Street. Parking for (ONE) vehicle is allowed behind the house. Overnight street parking is not allowed and any parking tickets are the responsibility of the guest. Additional parking space for visitors must be discussed with the owner prior to use. Guest understands that other short term guests may use the parking area behind the house and agrees to park tightly so that 4 vehicles will fit behind the main house. EMERGENCY Please remember someone from Management will be present daily to check in with you about your needs. For Emergencies, please call Management immediately. For medical emergencies please call 911. NO SMOKING POLICY Smoking on property is strictly PROHIBITED. Any guests or persons associated with registered guests, smoking on property will be charged a $100 fine each offense. The $100 fine penalty will be charged to the credit card on file or against the security deposit as a violation. Failure to pay or collect this penalty fee will result in the guest's reservation being revoked without refund. No additional warnings will be given. Smoking is NEVER allowed in the house. Should you, or your guests, need to smoke you may do so in the backyard or sidewalk with a 10 foot minimum distance from the building. All ashes and cigarette remains must be disposed of in an ashtray and cleaned up once extinguished. No ashes should be disposed of in the kitchen or other interior trash bins. Candles should be used only on the porch areas or the yard. Please use only flame-less candles in the house with the exception of birthday candles. Fireplaces, Grills, & Wood: The guest will use care when using any of the fireplaces in the building. The guest may only use the electric fireplaces. Dura-flame logs or live fires are not allowed. There is a Grill on premises for guest use; but all House rules and smoking policies are still relevant in regards to the Grill. The Bougainvillea Bed and Breakfast will provide the guest with coal to operate the grill. We recommend all guest use Foil on the grill for easy cleaning. If approved, you may have limited access to the laundry area and agree to limit your laundry use to certain agreed upon days and you use your own laundry detergent.* The business use takes priority for the laundry area. The Laundry Schedule will be determined by management When necessary, the property common areas may be accessed by the owner, the owners relatives or other repair/service personnel. The basement is not a common area and is for use only by the owner, owner's relatives and repair/ service personnel. Exception will be if you have a designated LAUNDRY ACCESS PASS.* Utilities: Utility (WPS, water, internet and garbage) fees for the property are included in the monthly rent. However, we do expect that you will be environmentally conscious and agree to use the utilities as minimally as needed for comfort. Should the utility bill increase due to excess utility use this could result in an increase in the monthly rent noted above. All lights must be turned off when not in use either in your room or the common areas. EVENTS & MEETINGS DEPOSIT:: The $150.00 (separate check) security deposit** will be held for the duration of your stay. We expect that you will take care of the property as if it was your own home. Your security deposit will be returned within 7 days after your departure provided there are no damages or property loss to your suite. Occupancy: Meeting quarters for 10-14 adult(s), based on the arrangement and set up. All Events must be contained to the Dining Area, Front Porch, and/or the Backyard. However, this agreement will be immediately terminated for any of the following reasons: In-Suite Responsibility: Guests are to take care. Not to cause damage to property through negligence or neglect. Guest are to get rid of aged food. Food Is To Be Stored In the Mini-Fridge, inside the suite. Guests are to report or request items that are broken, missing, worn, or unclean. Guests are expected to pay the monthly lodging fees in a timely manner. Disturbances: Quiet Hours are 10pm to 8am. Owner notifies the guests about nuisance problems such as loud music, unsupervised children, loud parties, untidy or unhealthy conditions at the property as a result of guests negligence. Three notices during the lodging period will be sufficient for eviction. Front/Back Porches: We encourage you to enjoy the common area respectfully. The front and back porches will not be used for storage of personal belongings, furniture, hanging laundry, etc., and is to be maintained and kept clean and clear of debris at all times. Indoor furniture may never be used for outdoor use. Cleaning: Please Remember That There Are Other Guests In The House That Will Be Using The Same Facilities. The guest is responsible for assisting with the upkeep and cleaning of their suite, dishes, and common areas of the house and grounds. Guests agree to keep the property free from external debris. Anything cooked in any of the Kitchens is to be cleaned up Immediately. Guests must dispose of household garbage in the designated receptacles. All Guests must undergo Housekeeping services upon departure at the guest's expense. $50.00 per studio. Additional fees apply for Studio Suite #1 Numbers Pet Friendly Hypoallergenic Clean $100.00. If Maintenance Has To Come In Behind You And Clean Up You Will Be Charged A Fee of $25.00. Inspections: Each Guest will be entitled to two (2) walk through Inspections; once upon commencement and secondly for the departure. The departure inspection will determine if the guest will have any claims against the guest's security deposit. All claims against the guest's security deposit will be made within seven (7) days of the departure date and fifteen (15) days to return all funds not claimed. Maintenance: Guests must contact the owner immediately upon the discovery of leaks, breaks or any problem with the property or its fixtures. It is the owner's intent to fix problems quickly to preserve the integrity of the property. The owner will give notice to the guest if a room must be entered to handle an emergency or repair. Should the guest not be accessible, during an emergency, the owner reserves the right to enter any guest room without notice. Repairs & Improvements: Guest agrees that any desired repairs or improvements must be approved in advance by the owner. Guests understand that any improvements they desire to make to alter the living spaces will be the sole financial responsibility of the guest. Storage: Unless otherwise approved, there will be no storage of personal items on the premises except in the guest's room and the main kitchen areas. The water heater, furnace, wood fireplaces and associated flues must be kept clear in front and all around for safety purposes. The owner is not responsible for theft of guest's personal items and the guest takes full responsibility to secure all valuables which are either in their room or other common areas. Lock Outs: All studio suites have a separate Key Code Access. The Management Team has a Master Key Access App that gives management access to all rooms. Management will not enter the studio suite during occupation, unless requested by the guests. If a guest gets locked out of the studio suite or house, it can be for multiple reasons. The main reason is because your reservation has expired or payment has not been received. You are no longer approved to occupy the space. The management team will open the door or re-issue an access code after the guest has been verified and/or billing has been paid in full. When the management changes the access codes to the building; all guests will be notified. Liability: Owner shall not be liable for any loss of guest's personal property by fire, theft, burglary or otherwise from said premises or building, nor for any accidental damage to person or property in or about the premises or building resulting from electric wiring, water, rain or snow, which may come into or issue or flow from any part of said premises or building or from the pipes, plumbing, gas, sprinklers or any electrical thereof, or that may be caused by the negligence of the guest or by any other cause whatsoever. Guests hereby agree to make no claim for any such loss. Lodging Payment: Payment of stated monthly lodging fee shall be prior to arrival or upon arrival. It is guests responsibility to ensure delivery of lodging fees and to request receipt for said amount
