Subordination This Agreement is subordinate to current and future mortgages or encumbrances on the Premises. 14. Alterations Tenant shall not alter the Premises without prior written consent. All improvements become Landlord's property unless removal is permitted. 15. Smoking Smoking is prohibited anywhere on the premises at all times. 16. Pets No pets are allowed on the premises. Tenant is responsible for all damages and cleaning due to unauthorized or permitted animals. 17. Fire and Casualty In case of fire or casualty making the Premises uninhabitable, Tenant may terminate the Agreement. Rent will be prorated or refunded. If only partially damaged, Landlord will repair promptly. 18. Liability Landlord is not liable for injury or property loss unless due to Landlord's negligence or willful misconduct. 19. Assignment and Subletting Tenant shall not assign or sublet the Premises. 20. Insurance Requirements Tenant may not engage in acts increasing Landlord's insurance premiums. Tenant is encouraged to obtain renters insurance. 21. Right of Entry Landlord may enter at reasonable times for inspection, repair, or showing with reasonable notice, or immediately in emergencies. 22. Surrender Tenant shall return the Premises in clean, good condition, normal wear and tear excepted, upon termination. 23. Default In case of default, Landlord may provide notice and opportunity to cure. Failure to pay rent (as outlined in section 4 above) may lead to 30-day termination notice under D.C. law.
