Our Application Process is a service provided to us via the application services company rental history reports. This service conducts 1.) Credit history check 2.) Rental history check 3.) Criminal background check. Applicants upon providing us with an email contact will be sent an invite from this service / may then go online to fill out the application. Cost for this service is $60.00. At that time prospect qualifies for the apartment will then be reimbursed that amount they paid for the service by deducting the amount paid from first months rents. Applicant's must score a (B+) Grade (as determined by the service) or higher to qualify. Applicants with recent, compulsive, aggregated /poor rental payment, eviction, unlawful detainer history or record of vacating and not paying for damages to previous residence's and those who have registered court judgment's within the past 7 year who lack relevant credit history seldom score the required B+ grade standard to qualify. Those who apply who then do not qualify will not be reimbursed the cost of the application fees. Utilities (Gas, Electric, Cable / Data) are apportioned (Shared) between 4 apartment units. These 4 units do not have separated /metered service panels. The utility expense total for all 4 units is adjusted biannually for inflation & or increased use volumes. Tenants are notified twice annually of increase and or decreases in utilities and data services expense for the building into the rents price. For the purpose of full disclosure tenants may request & receive copies of utility bills for review / verification. Upon verification of increased or decreased utilities use and expense averages, rents price will adjust accordingly. Average price adjustment for utilities and data expense may increase or decrease depending on services prices.
