1. Monthly rent of $1,500 for the Term. Rent will be payable in advance and due on the 1st day of each month during the Term or before move-in date.
2. Initial Payments. Upon execution of this Agreement by Tenant and as a condition of consideration for acceptance by Landlord, Tenant shall pay to Landlord the following:
I. The first rent payment.
II. The Security Deposit and Pet Deposit (if applicable)
III. Optional: Non-refundable Monthly Flat Fee for Utilities (See paragraph 3.2)
3. Utilities. Tenant is responsible for payment of all utilities and other services at the Premises: ELECTRICITY, GAS, WATER, TRASH, AND SEWER
OR
3.2 Optional: Non-refundable Monthly Flat Fee for Utilites in the amount of $350 per month can be applied if tenant desires to include utilities in monthly rent. Utilities to be included in the Optional Non-Refundable Monthly Flat Fee at the Premises are the following: ELECTRICITY, GAS, WATER, TRASH and SEWER.
4. Security Deposit. Tenant will pay a security deposit in the amount of $1,500.00 to be collected before move-in date.
5. Maintenance and Repairs. Tenant will maintain the Premises, including appliances and fixtures, in clean, sanitary and good condition and repair. Tenant is required to change all HVAC system filters (at least every 90 days, 2. Replace light bulbs, and batteries in smoke detectors and/or carbon monoxide detectors. 3. Keep drains and toilets clear of clogs. 4. Properly disposing of all trash and recycling. 5. Lawns must be kept, shrubs, trees and grass watered. Yard must be kept clean and free from debris. Tenant will not remove Landlord's appliances and fixtures from the Premises for any purpose. If repairs other than general maintenance are required, Tenant will notify Landlord for such repairs. In the event of default by Tenant, Tenant will reimburse Landlord for the cost of any repairs or replacement.
6. Pets. Tenant is allowed to have or keep up to 2 pets which will subject tenant to pay and additional monthly fee of $100 ($50/pet). The unauthorized presence of any additional pets will subject Tenant to penalties, damages, deductions and/or termination of this Agreement. Properly trained service animals that provide assistance to individuals with disabilities may be permitted on the Premises with the prior written consent of Landlord, which shall not be unreasonably withheld. Tenant will be responsible for the costs of de-fleaing, deodorizing and/or shampooing all or any portion of the Premises if a pet has been on the Premises at any time during the Term (whether with or without written consent of Landlord).
7. Smoking. Smoking of any kind is strictly prohibited on any part of the Premises. This prohibition applies to Tenant and any visitors, guests or other occupants on the Premises.
8. Renter's Insurance. Tenant is required to obtain, and maintain at all times during the Term, a renter's insurance policy with a minimum of $200,000.00 personal liability coverage. Tenant will name Landlord as an interested party or additional insured. Tenant shall provide Landlord with a certificate or proof of insurance prior to occupying the Premises by email. If Tenant changes the renter's insurance at any time during the agreement, within forty eight (48) hours the Tenant shall provide Landlord with a copy by email. Tenants will not be allowed to occupy the Premise without providing a copy of the renter's insurance to the Landlord by email.
9. Damage Responsibility. Tenants shall be responsible for the cost of any repairs necessitated by damage to the Premises caused by the Tenants, their household members or guests, through misuse, negligence, or willful acts. Tenants must promptly report any damage or needed repairs to the Owner immediately and within twenty four (24) hours by email. The Tenants must include photos of the damage.
10. Mandatory 3 month check-in/walk-through for landlord and tenant. Landlord will inspect various aspects of the property to ensure it's being maintained and to identify any potential issues that require attention.
11. Tenant must pay and keep active Renters Insurance month to month. Proof of active policy needs to be presented to Owner/Landlord by email prior to the start of the contract date.
