Rent: $2,675/month Lease Length: 12 months (September 1, 2025 August 31, 2025) Security Deposit: $2,675 (due at signing) Utilities: Tenant is responsible for all utilities, including electricity, gas, water, wastewater, trash, Lawn care, and internet. The landlord provides a detailed monthly utility statement. Pets: Up to 2 pets allowed (dog or cat). No weight limit. One-time pet fee of $300 per pet per year. Parking: Driveway parking included (2 spaces). Garage available for storage or parking. Move-Out Requirements: Property must be returned in the same clean condition as move-in. Professional cleaning is strongly recommended. Tenants may submit a cleaning receipt to help avoid post-move-out charges. Occupancy & Guests: Only approved tenants may reside at the property. Guests are allowed for up to 14 consecutive days or 200 total days per year. Longer stays require landlord approval. Subleasing: No subleasing or replacement tenants without written permission from the landlord. Rent Payment: Rent is due on the 1st of each month. A $50 late fee applies after the 5th. One single payment is required each month (roommates must coordinate their portions). Multiple payments require landlord approval.
