Lease term is 12-24 months. Renter is responsible for all utilities. Smoking is allowed on the exterior of the property. Pets are allowed and must be well maintained and cleaned up after. $3,500 security deposit ($3,700 for unfurnished) is required and will be returned following the final inspection at the conclusion of the lease. All damages caused by the renter will be deducted from the security deposit and the remaining balance will be paid back to the renter.
Early termination of the lease prior to the expiration date is accepted as long as the renter pays the equivalent of 2 month's worth of the rent in order to break the lease. (ex: rent is $3,500 monthly; renter has to pay $7,000 in order to terminate the lease prior to its expiration date).
Resident agrees to maintain the property in as good a condition as he finds it, only reasonable wear and tear accepted. All drains are considered open and in good order unless reported within the first week's occupancy. The resident shall keep sink, lavatory and commode drain lines open at his own expense. Furthermore, the resident will have repaired at his sole expense any damage or breakage caused by the residents or their guests deliberate or negligent misuse or improper operation of the water, gas oil, electrical, plumbing or heating equipment of systems, sinks, lavatories, commodes, or sewer lines; plus all cracked or broken glass, torn or damaged screens, etc., as well as any extermination for pests, roaches, ants, hornet, bees, mice, bedbugs, etc. (termite and powder post beetles excepted) unless such damage, stoppage, or infestation is reported to LNF Property Group, LLC in writing within the first week of occupancy.
