Home: The home is a very cute 3BR/2BA craftsman with a decent sized kitchen, living room, and dining room. Like most single family homes, the rent does not include utilities. The tenants will be responsible to take over the utility accounts for the home during the term of the lease. For leases less than a year, the Owner is amenable to keeping utility accounts in her name, but tenants would be responsible for reimbursing the Owner for all amounts due on those accounts. All applicants will be required to fill out an application through Zillow. Applicants are requested to include at least two references in the application, including one that is a current or former landlord or property manager and one that is familiar with the Tenant from the Tenant's employment. If selected for further review as a potential tenant, to continue with the application process, the applicant will be required to authorize the owner to review a credit report through Zillow or pull a credit report through another means if not through Zillow. To qualify for the rental, applicants must have a minimum credit score of 700. In addition, applicants under consideration must provide proof of income. Furthermore, applicants must demonstrate financial responsibility as reflected in their credit profile. Factors considered include total outstanding revolving debt, credit utilization ratios, and overall debt composition. Applicants whose credit profile indicates high financial risk may not meet rental criteria, even if minimum monthly payments fall within an acceptable range. Each adult occupant will be required to complete the rental application and sign the lease. The base rent of $6000 includes up to 2 adult occupants. Each additional adult occupant will be an additional $300/month. There will be no additional rent for minor occupants. All adult occupants are required to be on the lease and meet minimum rental criteria. Occupancy shall not exceed lawful limits under local housing and fire codes. The Premises is not subject to the rent limits imposed by section 1947.12 of the Civil Code and is not subject to the just cause for eviction requirements of section 1946.2 of the Civil Code. The Premises meets the exemption requirements of sections 1947.12(d)(5) and 1946.2(e)(8) of the Civil Code because it is a single-family home and the owner is not any of the following: (1) a real estate investment trust, as defined by section 856 of the Internal Revenue Code; (2) a corporation; or (3) a limited liability company in which at least one member is a corporation. Upon approval for tenancy, the approved tenant(s) will be required to pay the 1st month's rent up front, plus a security deposit equal to one month's rent prior to moving in. Furthermore, an additional $500 pet deposit may be required. The tenant will also be required to provide proof of renters insurance with a minimum of $200,000 of personal liability coverage.
