Located close to Portland Nursery and Mount Tabor, the home is half a block from Glencoe School. Pets are welcome. There are no additional fees for pets. The rent includes water and garage service. Lease term to be one year. Move-in charges will include, first month's rent, security deposit of $2000. Screening Fee: $40 per adult. Rental Application Screening Criteria Please read the following criteria before submitting your application. What to Expect: Applications are offered to everyone who requests one after viewing the property. Complete applications are reviewed in the order they are received. No portion of the screening charge will be refunded once the screening process has begun. If any information is unable to be verified, your application will be denied. The premises shall only be used as a dwelling unit. This is a non-smoking unit/dwelling. No smoking is allowed on the property. No illegal drugs may used, consumed, stored or manufactured at this property. Application Process Each adult, 18 years or older, who will occupy the dwelling unit MUST complete a rental application. Allow five (5) business days for the screening process to be completed. All information MUST BE VERIFIABLE. Once the application is approved, applicant will be required to pay a deposit to hold the unit, with the amount agreed upon by the landlord and potential future tenant, within 24 hours the property cannot be held for your occupancy until the reservation deposit has been paid and the deposit to hold agreement form completed. First month's rent (1 full month) and security deposit is due upon move-in payble by Venmo or check. Identification Required Two (2) pieces of identification are REQUIRED. One must have a photograph. You must provide a recent pay stub. A current address, phone number, social security number and birth date are required for each adult applicant. Full name and birth date are required for each minor who will occupy the dwelling unit. Proof of renter's insurance is required prior to move in. Housing References Applicants must provide us with the last 5 years of rental history, along with landlord names, and phone, and email addresses. We reserve the right to deny an application if, after making a good faith effort, we are unable to verify prior rental history. Income/Resources Self-employed applicants must provide three years of Federal income tax returns and current year profit and loss statements. We reserve the right to deny an application if, after making a good faith effort, we are unable to verify prior rental history. We reserve the right to deny an application if, after making a good faith effort, we are unable to verify employment status/income. All income sources must be verifiable. Stability of income sources and amount of income for the past five (5) years will be considered. Applicants must demonstrate they have a household income that is 2 times the rent as designated by City of Portland ordinance. Public Records Evictions or tenant related judgments will be reviewed in light of overall tenant worthiness. Criminal Records We check local and national criminal records. Falsification or omission of criminal records will cause your application to be denied. Arrest and conviction records will not automatically eliminate applicants from consideration. All such records will be reviewed in light of overall tenant worthiness. Incomplete, Inaccurate or Falsified Information Any information that is incomplete, illegible, inaccurate or falsified may be grounds for denying applications, or termination of a rental agreement upon discovery of falsified information.
