    The Condo: I am looking for someone to split rent with me at this condo. My roommate has decided to leave, so I would like to find someone to take over their half of the rental. As stated, there are 2 bedrooms and 2 full bathrooms. If I find someone who would like to move in, the landlord will give you a separate lease so you will not have to worry about being on a lease with me. But I have lived here for several years with no issues, which is why the landlord has agreed to let me try to find a roommate. You will have your own bathroom adjacent to the second bedroom in the hallway. Bedroom is carpeted and the bathroom is tiled. The living room and the hallways have wood flooring and the kitchen has tile. The stove is an electric range, and the unit has the original oven. The interior has been freshly painted. I have my furniture in the unit currently, but am willing to work with someone on the layout of the place. The unit is located on the second floor of a two story building, housing 4 total units. There is no smoking in the building. I also have a very friendly boxer pup, so you must be dog friendly. The Community: Highland Park West Condominiums. Located on Balcones Dr., a block south of 2222. This is a small, quiet, fenced community with plenty of trees, close to MoPac, bus routes, grocery stores, local bars and restaurants, and about 7 minutes from downtown. There is a large courtyard full of trees, with a salt system pool. There is also a dog run area dedicated for off leash puppy playtime. The unit is set back from Balcones Dr. so there is no noise from the passing traffic. It is a small community (51 units) with great property management. The condo community shares a boiler system which provides pretty much endless hot water that can go up to scalding if that is your preference. And each unit has reserved parking, with additional guest parking. The community is pet friendly. But, the HOA restricts pets to no more than two (2) per unit, and they must be common house pets. No exotics are allowed. Dogs are expected to be kept on a leash unless at the designated dog run area. And doggy poop is to be picked up by the owner. The following are included with the rent: Digital Cable w/ every channel available, including all the premium channels An Enhanced HD DVR for each bedroom and the living room (3). 400Mbps internet service (Hardline and wireless availability) (The Cable and Internet services are NOT shared with other residents, the landlord provides them to our unit only.) Control 4 Smart Home Connectivity -Full wireless lighting and scenes -Wireless Thermostat -Door locks -Blazing fast Pakedge enterprise network -Multi-Zone audio in kitchen and living room (options for rented room available) -Lilin IP camera system which records both doorway entrances to the condo and the parking lot Landlord pays water, trash, recycling, cable, and internet. Tenant pays electric.
