Photo Identification State and/or Government issued identification required at the time of application.
Positive Rental History Two years of rental history with positive rental history, no evictions or unlawful detainer filings. Tenant must provide previous landlords contact information for verification. First time renters, with no established credit will require a co-signer and/or added security equal to one month of rent.
Income $142,800: Income must be greater than 3.5 times the amount of rent. Must have at least 1 year of continuous verified employment.
Positive Credit Report Applicants credit report will be pulled and used for this application process. Evidence of extra-ordinary debt may require higher income requirements and/or extra months of pre paid rent. Low credit score and recent late payments may be cause for denial.
Criminal History Background check will be performed on each adult applicant. Felony or misdemeanor convictions and/or pending judgements may result in denial.
No Smoking Smoking on the property is not allowed.
Pets - Any non-service animal will require pet deposit of $500 and additional $50 per pet per month in rent. Cats and small dogs (under 40 lbs) allowed. All other animals subject to owner approval.
