Excellent location in Davenport just off Highway 27 and minutes from Highway 192, surrounded by new developments, shops, and restaurants. 1. Lease duration: 6 -12 months, with possible renewal upon request. It is NOT a short-term rental. A roommate agreement will be signed. 2. A deposit equivalent to 50% of the rent will be held. 3. The room will be delivered in optimal conditions. Including perfectly clean and recently painted. At the end of the rental, the property must be returned in the same condition; failing to do so will result in deductions from the deposit for repairs, cleaning, and painting fees (Up to $400). 4. The room will be furnished with new bed, mattress, mattress cover, two nightstand tables, and two pillows with their covers; the same furniture should be returned at the end of the rent in adequate conditions accordingly to a normal wear of use, failing to do so will result in deductions from the deposit for repair or replacement fees (Up to $400). 5. The renter will be responsible for any damage caused by them in the common areas (Kitchen, Living room, Dining room). The renter must promptly replace or repair any damage caused in these spaces. 6. No Smoking in the property. Violation will be a cause for eviction. Cleaning and deodorization fees will be deducted from the deposit (up to $200). 7. Common parking spaces are available in the driveway, front of the house, and on the street. First-come, first-served parking 8. Rental is exclusively for one person 9. No minors allowed 10. No pets allowed 11. No parties, celebrations, or events allowed 12. The manager will schedule a weekly trash and cleaning turns (Average once every 5 weeks) in which the Roommate will be responsible for: a. Taking out the trash on time (organic and recyclable), b. Cleaning the common areas (brooming and mopping) 13. It is mandatory to clean all common areas after use, including the kitchen, dining room, and living room. Keeping the shared spaces clean is MANDATORY. If you use it, you clean it immediately after use. 14. Limited visits allowed: Overnight stays are strictly PROHIBITED. A maximum of two daytime visitors are allowed in the house at a time. No visitor should be after 8 pm or before 8 am. Visitors are not permitted to park in the driveway or in front of the house. The renter is responsible for the behavior of their visitors, including cleaning after them. Any damage caused is the sole responsibility of the renter who invited them. We reserve the right to ban visits in case of inadequate behavior by any visitor or in case of violations of visiting conditions 15. The manager will schedule weekly laundry turns (Once per week per Roommate) 16. The key for the mailbox will be available in the common areas. Mail belonging to other roommates MUST be placed in the designated location in the living room. 17. The Owner-Manager may visit the house at any time during the day to inspect the common areas 18. The backyard is available for use by any roommate 19. A low noise level must be maintained from 11:00 p.m. to 7:00 a.m.
