1. Utilities

2. Smoking Policy
No smoking of any kind (cigarettes, cigars, vaping, etc.) is allowed inside the home, garage, patio, or any enclosed areas.
3. Pets
Pets are allowed with landlord approval. Pet deposit (non-refundable/one-time fee): $600. Monthly pet fee: $50/month
4. Maintenance
Tenant agrees to keep the unit clean and maintain minor items such as light bulbs (whenever it goes out) and filters (filter must be replaced every 6 months).
Tenant agrees to notify landlord promptly of any needed major repairs.
Landlord is responsible for major repairs not caused by tenant negligence.
5. Late Fees
Rent is due on the 5th day of each month.
If rent is not received by the 5th day, a late fee of $75/day will be charged.
6. Renter's Insurance
Tenant is required to carry renter's insurance and provide proof of coverage within 7 days of move-in. The landlord might request a proof of renter's insurance at any given point and the resident is responsible to provide the appropriate documentation in a timely manner (not to exceed 7 calendar days)
7. Occupancy
Only the listed tenant(s) and approved occupants may live in the unit. Subleasing is not permitted without landlord's written consent.
8. Option to Renew
Landlord will provide a written notice (e.g. by email or text) offering renewal or notice of non-renewal at least 60 days before lease expiration.
Tenant must give at least 60 days' written notice to vacate.
Renewal subject to Landlord's approval, updated rent or other terms.
9. General Terms
This lease is binding for the full lease term unless otherwise agreed in writing.
All other terms and conditions will follow standard Utah rental laws.
