1. Lease Term:
The maximum lease term for the Premises shall be two (2) years. Any renewal or extension beyond this period shall require written consent from the Landlord and execution of a new lease agreement.
2. Utilities:
The Tenant shall be solely responsible for the payment of all utility services supplied to the Premises, including but not limited to gas, electric, and water. The Tenant agrees to establish and maintain all necessary utility accounts in their own name for the duration of the lease term.
3. Renters Insurance:
The Tenant is required to obtain and maintain a valid renters insurance policy throughout the term of this Lease. Proof of coverage shall be provided to the Landlord prior to occupancy and upon each renewal of the policy. Said policy must include liability coverage in an amount deemed reasonable by the Landlord.
4. The Tenant shall be responsible for the general maintenance and grooming of the lawn, including mowing, edging, and maintaining the overall appearance of the landscaping. The Tenant must ensure that the sprinkler system is operational and turned on during the appropriate seasonal period to maintain healthy lawn and plant conditions.
Additionally, the Tenant shall be responsible for all snow and ice removal, including but not limited to driveways, walkways, steps, and any other access areas, in a timely manner to ensure safety and compliance with local ordinances
Landlord Responsibilities:
The Landlord shall be responsible for the maintenance and care of all planters, trees, shrubs, and planted areas located on the Premises, ensuring their proper upkeep and seasonal health.
5. Security Systems:
Camera surveillance systems are installed on the property for general monitoring and security purposes. The Tenant may, at their own expense, assume control and responsibility for the existing security alarm system, provided such assumption does not interfere with the building's existing camera operations or the Landlord's access to common areas.
6. No Smoking Policy:
Smoking of any kind, including but not limited to tobacco, marijuana, or electronic cigarettes (vaping), is strictly prohibited within the interior of the Premises, including all enclosed areas such as basements, attics, and garages. The Tenant shall ensure that all occupants, guests, and invitees comply with this policy. Violation of this provision shall be considered a material breach of the Lease and may result in termination.
