Minimum of a year lease term, but a multi-year lease is preferred. Tenant pays all utilities (oil, electric, sewer and water) and is responsible for lawn care and leaves/snow removal. Renters insurance required. Landlord is responsible for trash, maintenance/repair, and mechanicals. We use Zillow for credit references and background check ($35 per adult). Move-in money required: First month's rent plus security deposit ($4,000). If your application is accepted, you will have 24 hours to make an appointment to complete a lease agreement and pay 1/2 of the security deposit to hold the home. Until move in, this is non-refundable. Once you move in, you will pay the other half of the deposit and it all becomes potentially fully refundable. Pets are conditional upon property owner approval. Pet fees equate to $300 non-refundable deposit per pet due prior to move in and a monthly fee ($25) per pet.
