    What's special

Partial view lot in Ruston! Build your home for half the price of the new Stack Hill homes up the street. Long time neighbors. Quiet. Beautiful direct walk from your newly built home to the waterfront. New Theatres, Restaurants, more. Easy Seattle Commute! One express bus to Seattle from Tacoma Dome area and then one local bus that takes you up the street on 49th and Pearl. EASY! Details The building (or residential) code does not dictate the number of bedrooms, so a new dwelling needs at least an area for sleeping, but there is no maximum number of bedrooms. Likewise, the codes do not address the number of bathrooms, so at least one, but no maximum. Garage access: No building code requirements dictate whether a garage is attached or detached, nor access placement, etc. If attached to, or within 6 feet of a dwelling, a garage does require some fire-resistant construction (typically drywall) between it and the dwelling. However, the City’s Zoning Code may have specific requirements. The Zoning code, I believe, also has requirements for the maximum allowable lot coverage as well that may be applicable and could affect what is allowable. For Zoning code questions pertaining to setbacks, lot coverage, building height and garage access locations and orientation, please contact Planning Director Rob White
