The tenant must establish accounts directly with service providers, including Florida Power & Light (FPL) and the City of Port Orange for water. Rent payments: A three-day grace period is provided for rent payments. A $25 late fee will be charged if rent is not received by the 4th of the month, plus an additional $5 for each day thereafter until payment is received. A $25 fee will be charged for any returned checks. Security deposit: A $2,300 security deposit is required. It is held to cover any damages beyond normal wear and tear and will not be used for rent. As required by Florida law, the deposit will be returned within 15 days if no deductions are made. If deductions are needed, an itemized notice will be provided within 30 days of the tenant vacating, as required by Florida law. Early lease termination (Liquidated Damages Clause): As per Florida law, the tenant will be responsible for a liquidated damages or early termination fee of an amount not to exceed two months' rent if they break the lease early. If the tenant does not agree to this, they will acknowledge that the landlord may seek damages as provided by law. Property inspections: Landlord reserves the right to conduct monthly property inspections with a minimum of 24 hours' notice to the tenant, as permitted by Florida law. Vehicles & Garage Use: Maximum of 2 operational and licensed vehicle allowed on the premises or in the garage. No boats, trailers, or the like without written permission. Tenants must park in assigned spaces and keep them free of oil drippings. Maintenance Reporting: Tenant must notify Landlord immediately of issues like roof leaks, water spots on ceiling, termite activity, or serious building problems. Delays in reporting that cause additional damage may result in financial responsibility for the tenant. Pets: Pets require prior written permission and an additional $25 monthly pet-rent charge per pet. A pet-application sheet must be submitted before move-in. Landlord reserves the right to address any problems, including dangerous behavior, negligence in clean-up, or nuisance barking, with fines, deductions from the deposit, or required training courses. Pets must be supervised when in the yard. Cleanliness upon vacating: Tenant agrees to accept the property in its present state of cleanliness and return it in the same condition. Removal of Landlord's Property: Removal of any property belonging to the Landlord without express written consent constitutes abandonment and surrender of the premises, terminating the rental agreement.
