The fees listed are optional and only charged if we get fined and/or I have to pick up yalls stuff. The whole house is electric so no additional gas bill. Central ac may be an easy fix if you know someone that works on them. Prior renters liked window units more so I kept those maintained.. Heater is all central so half way to the fix.. Roof is new from ida. I'm easy, as long as you pay the rent on time and don't "tell me it's in the mail for months" I'm easy. Will get pictures soon.
