    What's special

Open floor planNew roofLarge hip roof barn
This home sits on 12.33 acres m/l and is about 500 feet off the road. Great for a small hobby farm. It has 3 bedrooms with a loft (has been used as a bedroom in the past). Two bedrooms are on the main floor. The bedroom upstairs is very large. The living room and dining room are an open floor plan with view into the kitchen. All 3 are large spaces. Also on the main floor is a large laundry/utility room with a walk in closet. There is a walk in closet off the living room. Although there is only 1 bathroom in the house, a second bath could conceivably be added by utilizing a closets or taking space from the large laundry room. The 20x60 garage is attached to the house with a mud room between them. The original house (log) was built in the late 1800s and an addition put on in 1958. There is a large hip roof barn that needs roof work and a couple beams replaced. The inside has a concrete floor. The repairs would be much cheaper than building a new barn. There is also a raised shed, which has been used as a chicken coop in the past. Some upgrades were done to the house in 2019. New roof in the fall of 2019, new propane furnace fall 2022, new drain field fall 2019. The floors in original house are slanted. Would need support beams installed in the basement (thus the reason for selling price, house has appraised for 164900 2 years ago). There is a small lake across the street on Bri gold. Immediately occupancy.
What the owner loves about this home
Home is in the country with access ro Half Moon Lake (walking distance, just across the street), and easy access to trails/state land in the area. There is lots of wild life in the area which include deer and turkeys that come into the yard. Home is on a gravel road which are maintained well. There are rumors they could get upgraded in the future. Thr setting is in the country and peaceful. It would be a great place to have a hobby farm. There is a mobile home on 1 acre that shares the dr8veway. It is closer to the road and on the opposite side of the drive than what the house is house. I would estimate they are about 300 to 350 feet apart. That property is currently a rental, and would consider selling.
