This 4-bedroom, 3-bath home combines modern amenities with family-friendly charm. The fully furnished interior features hotel-quality bedding and towels, a dedicated workspace, and a fast Wi-Fi connection for remote work or virtual school. The bright, open kitchen includes all essentials. Our 4th bedroom is an attached studio with its own private entrance perfect for the Grandparents. We have a sprawling backyard with a century old Avocado tree with tree swings, a fire pit, yard games, and a soaking pool (heating available for an extra charge).
Parents will appreciate thoughtful touches like a crib, high chair, toddler plates and cups, and a bathtub for little ones. The spacious backyard is ideal for work breaks or playtime complete with a tank pool, outdoor dining area, and game room that keep everyone entertained.

TERM: 30-day lease; Any extension or modification of the stay must be requested in advance and approved in writing by both parties prior to the original end date. Extensions may be subject to updated rates, availability, and additional fees as mutually agreed upon.
HOUSE RULES: The following House Rules form an integral part of this Rental Agreement. All guests and occupants are required to comply with them throughout their stay. Failure to adhere to these rules may result in additional charges and/or termination of the rental without refund. Guests must maintain the property in good condition, respect neighbors and local laws, and promptly report any damages or disturbances to the Owner or Manager.
1. Quiet Hours: 10:00 PM 7:00 AM. Our home is in a peaceful residential neighborhood. Please keep the noise down to respect our neighbors.
2. Smoking/Drugs: Smoking, vaping, illegal drugs, parties, and excessive noise are prohibited (including porches/shared spaces). Violations incur a $250 fine plus cleaning/repair costs.
3. Guest Limits: The number of registered guests must not exceed 10 persons. Exterior security cameras are in use to ensure safety and compliance. Any violations of guest limits will be enforced and may result in additional charges or cancellation of your stay.
4. Glitter and confetti are not permitted.
5. Commercial Use: Photography/videography without written consent is prohibited.
6. Illegal Activities: All illegal activities are strictly prohibited. Strictly no firearms, prostitution, or other illegal activity.
7. Guest Responsibility: Guests are responsible for any damages, injuries, or losses that occur on the premises. All property damage must be reported promptly. We understand that accidents happen and are forgiving of unintentional broken items; however, failure to report damages will result in a claim being filed through the booking platform.
8. Amenities: Starter supplies of essentials (toilet paper, paper towels, etc.) are provided. Guests are responsible for replenishment.
9. Internet: Wi-Fi is complimentary, but service can be spotty at times. We don't provide technical support or refunds for internet issues.
10 Agreement: Booking a reservation means you agree to these house rules. Violations may result in fees, liability for damages, or cancellation.
11. Trash Policy: Tenants are responsible for setting out the trash and recycling bins each week on the designated collection day.
12. Landscaping & Gardening Access: The property's gardeners require regular access to maintain the grounds. Please make sure their access is kept clear on scheduled service days.
13. Pool Heating: Pool heating is available at a cost of $600 per month. Advance notice is required to activate heating, and the fee will be added to your monthly charges.
14. Party Policy: Small daytime gatherings may be allowed on a case-by-case basis with prior approval. An additional cleaning fee of $250 applies. Pre-approved gatherings must conclude by 10 PM, stay within the allowed guest capacity, and must follow all house rules.
Note: Late-night parties and unapproved events are strictly prohibited. We maintain a zero-tolerance policy for disturbances or violations. To help ensure a peaceful experience for everyone, we have security cameras located at the front of the house to monitor guest numbers and pet activity. We also use a privacy-compliant NoiseAware sensor that tracks volume levels without recording any audio.
15. EV Charging: Electric vehicle (EV) charging is available on-site. Usage is metered, and a monthly statement will be provided. Tenants will be billed accordingly based on actual consumption. (Charged based on usage at $0.30 per KW hour)
Note: Electricity consumption is monitored. Unauthorized or excessive use of the pool heater and EV charger will be noticed and may result in additional charges.
16. Wall Decorations: Use of adhesives, nails, screws, or any items that may damage walls is strictly prohibited.
17. Basement Access: Access to the basement is strictly prohibited due to safety concerns. Entry by tenants or guests is not permitted under any circumstances.
18. Pet Policy:
- Well-behaved dogs may be approved on a case-by-case basis. A pet rent of $75 per pet per month applies, along with a $500 refundable deposit.
- Unauthorized pets will result in additional cleaning fees and may lead to termination of the stay without refund.
- Cats and other pets are not allowed.
- Pets are not allowed on furniture or provided linens. If your dog will be on the bed, please bring your own linens or covers to protect ours. Excess pet hair on linens, rugs, or furniture may result in an additional cleaning fee of up to $500, depending on the extra time required by our cleaners. A vacuum cleaner is available for your use to help maintain compliance.
- Dogs must be crated if left unattended in the home for longer than 2 hours to ensure their safety and prevent damage.
Note: Service animals are welcome; however, any animal with a history of aggressive behavior toward individuals or other pets will not be accommodated. All service animals must comply with applicable state and local licensing and vaccination requirements, and documentation may be requested at any time. The term "licensing" refers solely to ownership registration, not certification as a service animal. Service animals must not be left unattended and must adhere to the property's Pet Policy. Guests must provide advance notice when bringing a service animal and confirm compliance with all service animal regulations and property policies.
