The Landlord is not responsible for any of the Tenant's personal belongings. Noise and Shared Walls Tenant agrees to maintain a noise level to a minimum, as there is a shared wall with another unit. Parking Tenant will be provided two detached parking spaces, plus access to visitor parking. Pool Access Tenant may use the pool until 10:00 PM. A gate opener to the property will be provided, and if misplaced or damaged, a $40 replacement fee will be charged. Smoking Smoking is strictly prohibited inside the property. Property Maintenance and Inspections Tenant is responsible for notifying the Landlord immediately of any structural damages. The Landlord will conduct scheduled property check-ups to ensure upkeep. Lease Violations If any lease violation occurs, the Tenant will be given a verbal warning, followed by a written warning. If the violation persists, the Tenant will receive a vacate notice and have 30 days to vacate the property. Vacancy and Lease Termination The Landlord may terminate the lease if any violations of the agreement occur, and the Tenant will have 30 days to vacate.
