TEXAS RESIDENTIAL LEASE AGREEMENT (Proforma) This Lease Agreement ("Agreement") is entered into on this ___ day of _______, 20, by and between: Landlord: Long Strategic Advisors LLC ("Landlord") Tenant(s): ______________________ ("Tenant") Premises Address: 6112 Bending Bough Dr., Angleton, TX 77515 ("Premises"), the property in its entirety for enjoyment. Lease Term: This Agreement is for a fixed term of one (1) year, commencing on January, 1, 2025, and expiring on January, 1, 2026. 1. RENT Monthly Rent: $4,315.00, payable in advance on the 1st day of each month. Payment Method: Rent shall be paid via check, bank transfer, ACH, or debit card to the Landlord or as otherwise instructed by the landlord. A 3 day grace period will be granted. Late payments shall incur a penalty of $50.00. 2. SECURITY DEPOSIT Tenant shall pay a security deposit of $4,315.00 (or an amount not to exceed one month's rent), due upon signing this Agreement. The security deposit will be returned upon lease termination, less deductions for damages beyond normal wear and tear, if found. 3. RENT QUALIFICATIONS Tenant must meet 2.5 times the monthly rent as verifiable gross income ($8,630/month minimum). Documentation may include 2 months most recent pay stubs, last 2 year's tax returns, or other forms of proof of income by retirement, pension, cash, or whichever is deemed acceptable. 4. OCCUPANTS The Premises shall be occupied only by the Tenant(s) listed above and the following individuals (if applicable): _______________________ DEFAULT. No other persons shall reside on the Premises without prior written consent of the Landlord, with the exception of persons identified as intimate companions, not such that this definition is in discharge of employment or wage gain, and the term not to exceed 72 hours. 5. UTILITIES Tenant shall be responsible for the following utilities: Electricity, Water, and Internet. Landlord shall be responsible for: Lawn Care, Natural Gas Refills, Major Repairs, HOA dues. 6. MAINTENANCE AND REPAIRS Tenant shall maintain the Premises in good condition and promptly report any damages or required repairs to the Landlord. Landlord is responsible for major structural repairs, including HVAC, plumbing, and electrical systems, except when damages are caused by Tenant's negligence. 7. PETS Permitted upon review of photo. Allowed: Pets are permitted with prior approval and an additional pet deposit of $200.00 8. TERMINATION Either party may terminate this Agreement upon expiration of the lease term. Early termination requires 60 days' written notice and a termination fee equivalent to one month's rent. Waiver only if good cause is shown. 9. DEFAULT If Tenant fails to pay rent or violates any term of this Agreement, Landlord may terminate this Agreement with 3 days' written notice and pursue legal remedies. Failure to mitigate property damage, destruction to the property, commission of illicit activities, and other such willful or negligent misconduct shall be grounds for Default. 10. NOISE/CONDUCT Smoking is not Permitted in the residence. Excessive noise or other disturbances that reach the threshold of legal intervention may be grounds for landlord contract severance without reimbursement. Parties agree to respect privacy while offering the courtesy of dutiful communications. 11. MODIFICATIONS Minor modifications in jointly agreeable "good taste" are permissible. The HOA guidelines shall serve as the guiding instrument for activities within general reason. 12. GOVERNING LAW This Agreement shall be governed by the laws of the State of Texas, County of Brazoria.
