Covenants and Conditions This document serves as an addendum to the primary lease agreement for the property located at 612 Talon Dr, Norman, OK. These terms are legally binding. 1. Utilities Tenant shall be responsible for the full and timely payment of all utilities and services associated with the property. This includes, but is not limited to: gas, water, sewer, electricity, trash removal, internet, and cable television. Landlord is not responsible for any interruption or failure of utility services. 2. No Smoking Policy Smoking of any substance, including but not limited to tobacco, marijuana, and vaping products, is strictly prohibited inside the dwelling. Any evidence of smoking within the premises will result in a fine of $500 and may be considered a material breach of this lease agreement, subjecting the Tenant to eviction. 3. Appliance "As-Is" Clause The property is furnished with a washer, dryer, and refrigerator for the Tenant's convenience. These appliances are provided in "as-is" condition. The Landlord shall not be responsible for the repair, maintenance, or replacement of these appliances should they fail to operate or become damaged during the lease term. Tenant may repair or replace these appliances at their own expense. 4. Smart Home and Security Devices The property is equipped with Ring security devices (e.g., doorbell camera, security cameras). Tenant has the option to activate and use these devices. Tenant is solely responsible for setting up their own personal accounts, paying for any associated monthly subscriptions, and ensuring the proper and lawful use of these devices. Landlord shall have no access to any accounts or recordings. Upon termination of the lease, Tenant agrees to remove all personal account information and restore the devices to their factory settings. 5. Pet Policy a. Allowed Pets: A maximum of two (2) cats, two (2) small dogs (under 25 lbs), OR one (1) large dog (over 25 lbs) are permitted on the property, subject to Landlord's approval. All other pets are prohibited without prior written consent. b. Pet Deposit: A one-time, non-refundable pet deposit of $300 per pet is required before the pet is allowed on the premises. c. Pet Rent: A monthly pet rent of $50 per pet shall be paid in addition to the standard monthly rent. d. Tenant Responsibilities: Tenant is responsible for any and all damages caused by their pet(s). Tenant must keep the property free of pet waste and ensure pets do not cause a nuisance to neighbors. All pets must be properly vaccinated and licensed in accordance with local ordinances. 6. Late Fees If rent is not received by the 5th day of the month, a late fee of 10% of the monthly rent will be assessed.
