Guests staying longer than 5 consecutive days or 30 days in a calendar year will not be considered original occupants of the Property. Tenant must obtain prior written approval from the Landlord if an invitee will be present for more than 5 consecutive days or 30 days in a calendar year. Property Management and Maintenance: The Property Manager will regularly check on the property and assist in coordinating necessary maintenance. The downstairs tenant will also assist in maintaining the yard and ensuring the property remains in good condition. Tenant is expected to cooperate with any maintenance requirements or property checks as arranged by the Property Manager. Notice to Break Lease: If Tenant must break the lease early, Tenant must provide at least 30 days' written notice to the Landlord. In the event of early termination, Tenant will forfeit the security deposit and will be required to pay the equivalent of two months' rent as a lease termination fee. Damages: Tenant is responsible for any damages to the property or appliances during their tenancy. If damages are found upon move-out or at the end of the lease, the cost of repairs or replacements will be deducted from the security deposit.
