Tenant is responsible for any damage causes from pipes freezing, including, but not limited to flood and repair of broken pipes. * Tenant is responsible for disconnecting the exterior house before the first freeze. Tenant is responsible for any damage caused if not. * Provide prompt notice to property manager, if maintenance is needed. * Air filter is replaced every 30 days. (Filters provided). The tenant is responsible for any damage or required maintenance if filters are not regularly replaced. * Tenant will be responsible for plumbing expenses if Tenant caused the plumbing to fail. Improper use of toilet, such as flushing large objects will be at the expense of Tenant. Flushable wipes are not permitted to be disposed in the toilet. * Tenant agrees Property Manager is permitted to enter the premises with 24 hours written notice. * Tenant is responsible to have carpets professional cleaned and premises returned to original conditions or may forfeit any portion of the deposit. * The deposit of $2,600 will be held by property manager and may be used to repair any damage caused by Tenant(s). It will not be used to offset early termination of the lease. * Tenant is not permitted to sublet or rent to other tenants not listed in the Lease Agreement. * $2,600 is due by the 1st of every month to Denise Ogburn. A $50 late charge will be applied to payment made after the 5th of every month. Tenant will also pay for any fees associated with a bounced check. * A Check-In sheet listing all existing damages, defects and neglected cleaning is to be completed within 15 (fifteen) days of the date of occupancy by the Tenant. Tenant accepts the premises in their present condition except as specifically noted on the check-in sheet, which is attached and made a part of this lease. FAILURE OF THE TENANT TO PROVIDE SUCH A WRITTEN LIST OF DAMAGES SHALL AMOUNT TO AN ADMISSION BY THE TENANT THAT THERE ARE NONE. * If Tenant vacates the premises prior to the end of the lease term without prior acknowledgment and approval of Property Manager, Tenant shall forfeit the security/damage deposit and shall be liable for all unpaid rents and services through the end of the lease or until the property is re-leased.
