Lease Duration This is a month to month rental agreement beginning on ______________, 20. Either party may terminate the lease with at least 15 days' written notice before the intended move out date, as required by Pennsylvania law, unless otherwise agreed in writing. 2. Rent Monthly Rent: $775.00 Due Date: Rent is due on the ____ day of each month. Late Fee: A $50 late fee will be charged if rent is received after the due date. Payment shall be made by: __________________________________. 3. Security Deposit The tenant shall pay a security deposit of $775.00 (one month's rent). Per Pennsylvania law: The security deposit will be held in accordance with PA landlord tenant statutes. It will be returned to the tenant within 30 days after the lease ends and the tenant vacates, minus any lawful deductions, with an itemized deduction statement provided in writing. 4. No illegal drugs or controlled substances allowed. Tenant shall not engage in any illegal activity on the premises. 7. House Rules & Quiet Hours The tenant agrees to follow all house rules provided by the landlord in writing, which may include cleanliness standards, chores, noise limits, and use of common areas. Quiet hours are from ______ PM to ______ AM daily. Violation of house rules may be grounds for termination of this agreement, subject to PA landlord tenant law. 8. Occupancy Only the tenant named in this lease may occupy the rented room. No additional occupants are allowed, and subletting is prohibited without written approval from the landlord. 9. Landlord Access The landlord may enter the room for maintenance, repairs, or inspections with reasonable notice (minimum 24 hours), except in emergencies. Inspections may occur periodically to ensure property upkeep, but always with advance notice per PA law. 10. Termination Either party may terminate the lease by providing written notice in accordance with Section 1. Immediate termination may occur for: Nonpayment of rent. Serious violations of lease terms or house rules may also result in immediate termination. Illegal activity. 11. Communication All communications, notices, and requests under this agreement must be in writing and delivered by hand, email, or certified mail to the addresses provided by each party. 12. Joint and Several Liability (If Applicable) If the tenant is part of a group lease with other tenants, all tenants are jointly and severally liable for rent and damages. If one tenant defaults, the remaining tenants may bear the unpaid amount. 13. Legal Compliance This agreement shall be governed by the laws of the Commonwealth of Pennsylvania. Any unenforceable term shall be severed, and the remainder shall remain in effect. The landlord's responsibilities under PA law for habitability and safety cannot be waived.
