PETS Dogs are permitted with landlord approval and a $250 pet deposit. Tenant agrees to clean up pet waste and prevent nuisance behavior. Tenant is responsible for all damages caused by pets. 5. SMOKING No smoking of any kind is permitted anywhere on the Premises, including inside the dwelling, garage, or on balconies/patios. 6. UTILITIES Tenant shall pay: electricity, garbage, water, sewer 7. MAINTENANCE AND REPAIRS Tenant shall maintain the Premises in a clean and sanitary condition and promptly notify Landlord of any needed repairs. Tenant shall be responsible for damages caused by Tenant, occupants, or guests. 8. ENTRY BY LANDLORD Landlord may enter the Premises with at least 2 days' written notice for inspections, repairs, or showings, except in case of emergency per RCW 59.18.150. 9. TERMINATION Tenant shall provide 20 days' written notice prior to vacating for month-to-month leases, as required by Washington law. Landlord shall provide proper notice as required by law for any termination or non-renewal. 10. GOVERNING LAW This Lease shall be governed by the laws of the State of Washington, including the Residential Landlord-Tenant Act (RCW 59.18).
