1. TERM
12 month lease if preferred, but can be rented for short term upon negotiation.
2. RENT
Tenant agrees to pay $1,995.00 per month as rent for the Premises. Rent is due on or before the 5th day of each month. Any payment received after the 5th will incur a late fee of $100.
3. SECURITY DEPOSIT
Tenant shall pay a security deposit of $1,995.00 prior to occupancy. An additional $250.00 deposit shall be collected for any dogs kept on the Premises.
All deposits will be held in accordance with RCW 59.18.270 and returned within 21 days of move-out, less lawful deductions for damage beyond normal wear and tear.
4. PETS
Dogs are permitted with landlord approval and a $250 pet deposit. Tenant agrees to clean up pet waste and prevent nuisance behavior. Tenant is responsible for all damages caused by pets.
5. SMOKING
No smoking of any kind is permitted anywhere on the Premises, including inside the dwelling, garage, or on balconies/patios.
6. UTILITIES
Tenant shall pay: electricity, garbage, water, sewer
7. MAINTENANCE AND REPAIRS
Tenant shall maintain the Premises in a clean and sanitary condition and promptly notify Landlord of any needed repairs. Tenant shall be responsible for damages caused by Tenant, occupants, or guests.
8. ENTRY BY LANDLORD
Landlord may enter the Premises with at least 2 days' written notice for inspections, repairs, or showings, except in case of emergency per RCW 59.18.150.
9. TERMINATION
Tenant shall provide 20 days' written notice prior to vacating for month-to-month leases, as required by Washington law. Landlord shall provide proper notice as required by law for any termination or non-renewal.
10. GOVERNING LAW
This Lease shall be governed by the laws of the State of Washington, including the Residential Landlord-Tenant Act (RCW 59.18).
