Smoking is strictly prohibited anywhere inside the property, on patios, decks, or near entrances. Any violation may result in a fine of up to $1,000 and may be grounds for immediate termination of the lease. You are welcome to smoke legal substances only out near the pool or fire pit.
3. Pets
Pets are more than welcome but, only with prior written owner approval. Pet fee is $149 per pet. Maximum of 2 pets, each under 50 lbs. Pets must remain off furniture. Pet waste must be cleaned up immediately. Unauthorized pets will result in a charge of $150 per pet per day and may lead to termination of tenancy.
4. Parking

Children must be supervised at all times when near water or fire features. No diving and no glass are allowed in the pool area. No hot tub use by children under 12 years old. Pool is not heated and is unavailable from September through May. The hot tub operates year-round. Pool and hot tub hours are 8am to 9pm. Quiet hours apply. Please ensure that after using the fire pit that the fire is fully extinguished before leaving the area.
6. Quiet Hours
Quiet hours are from 9:00 PM to 8:00 AM. No parties or gatherings are allowed. Violations may result in immediate termination of the lease.
7. Tenant Responsibilities
Tenant must keep the property clean and in good condition. Tenant must report any damages or maintenance concerns promptly. Tenant may not alter, repair, or adjust equipment such as pool controls, hot tub settings, or breakers without permission. Tenant is responsible for damage caused by misuse, negligence, pets, or unregistered guests. Property must be returned in the same condition it was received, minus normal wear and tear.
8. Liability and Waiver
Tenant acknowledges that pools, hot tubs, stairs, and outdoor areas involve inherent risks. Tenant assumes full responsibility for any injuries or damages to themselves, their children, or their guests. Tenant releases the landlord from any claims related to use of the property or amenities.
9. Owner Responsibilities
The owner is responsible for maintaining the property in good working order. This includes covering the cost of repairs, utilities, landscaping, and hot tub/pool care. The owner will address maintenance issues within a reasonable timeframe once notified by the tenant. The tenant will not be charged for standard repairs unless the damage was caused by misuse, negligence, or violation of the lease terms.
