Rent Payment: Amount: The Tenant agrees to pay the Landlord a monthly rent of $3,800, due on the 1 of each month. Method of Payment: Rent payments shall be made via check, bank transfer, Zelle, Paypal, other payment portal. Late Fees: If the rent is not received by the 10th of the month, a late fee of $190 will be charged. Additional late fees of $10 per day will apply until the rent is paid in full. Returned Checks: A fee of $35 will be charged for any returned checks due to insufficient funds or any other reason. Partial Payments: The Landlord reserves the right to refuse partial rent payments. Landlord's Responsibilities: The Landlord is responsible for maintaining the structural integrity of the property and ensuring that all major systems (e.g., plumbing, heating, electrical) are in good working order. Tenant's Responsibilities: The Tenant is responsible for keeping the property clean and sanitary and performing minor maintenance tasks such as replacing light bulbs and HVAC filters. Damage Caused by Tenant: The Tenant is responsible for repairing or paying for any damage caused by negligence or misuse. Use of Premises: Security Deposit: Amount: The Tenant shall pay a security deposit of $3,800 prior to moving in. Purpose: The security deposit will be held to cover any damages beyond normal wear and tear, unpaid rent, or other breaches of the lease agreement. Return of Deposit: The security deposit will be returned within [Number] days after the Tenant vacates the property, minus any deductions for damages, cleaning, or unpaid amounts. Inspection: The Landlord will conduct a move-out inspection to assess any damages or necessary cleaning. Residential Use: The property is to be used solely for residential purposes by the Tenant and authorized occupants. Pet Deposit/Fee: If pets are allowed, the Tenant must pay a pet deposit of $700. Pet Responsibilities: The Tenant must ensure pets are well-behaved, do not cause damage, and are kept clean. The Tenant is responsible for cleaning up after pets. Smoking Policy: Non-Smoking Property: Smoking is strictly prohibited inside the property. Smoking is only allowed in designated outdoor areas. Penalties: The Tenant will be responsible for any cleaning or damage costs resulting from smoking violations. Compliance: The Tenant must ensure that all occupants and guests comply with the smoking policy. Noise and Disturbance: Quiet Hours: Quiet hours are from 11:30pm to 7:00am. During this time, noise levels should be kept to a minimum to avoid disturbing neighbors. Disturbances: The Tenant must not engage in activities that create excessive noise or disturbances at any time. Complaints: Repeated noise complaints may result in penalties or eviction.
