Summers Corporation • Built approximatelty 1980 • 4 Bedroom, 2.5 Bath, 2 car garage, 2 fireplaces • Square footage, approximately 2,721 including outside storage • Lot approximately 6,500 square feet, APN 348-722-35 • 2011-12 taxes $4,530.88 • 2008-09 remodel 1. Original hardscape was removed and replaced with a courtyard with powder coated wrought iron fencing and gates and low maintenance variegated slate tile finish. 2. All exterior concrete was placed over compacted fill with #4 rebar tied at 16” COC. All masonry/ stucco walls are fully grouted and founded on reinforced concrete footings. Concrete was placed stiff with a low slump for strength. 3. Water service from the meter was replaced with a new copper line. 4. Landscape irrigation has a nine zone system with automatic irrigation controller. 5. The granite fountain in the front courtyard is made from a “mortar” from China and is reputed to be at least 500 years old. The fountain reservoir has a float valve tied to the irrigation system which keeps it filled as needed at each watering cycle. 6. Koi pond at the courtyard has a recycling Teledyne water filtration system. 7. The Koi are personal property and do not convey with the sale. 8. Driveway has been replaced with reinforced concrete with slate tile accent. 9. All front yard trees have been planted inside root barriers to help prevent future heaving of hardscape from the growth of root balls. 10. The wrought iron fencing and gate, as well as the front yard 110 Volt lights were hand made in a Japanese motif. 11. New clay tile roof with 2 layers of 40# felt over 1.5 inches of rigid insulation. Tile has been fastened with copper roofing nails for longevity. 12. Attic ventilation has been upgraded with gravity flow ventilators in the clay tile roof. 13. Velux electric operated skylight with rain sensor has been added at the Family Bath to increase up-flow ventilation throughout put the house. 15. The windows have surrounding 2” stucco plant-on reveals which are not Styrofoam. They were built using framing lumber, flashing and stucco. 16. The deck off the master bedroom has painted diagonally laid and exposed ¾” rough sawn cedar 1”X6” bling nailed over joists facing downward for architectural appearance. This is overlaid with ¾” tongue and groove exterior plywood and finished with a layer of fiberglass cloth and roving with top coats of elastomeric primer and finish. The handrails, posts, and lattice surrounding the deck are painted ¾” built in place “A” grade redwood. 17. During recent renovations, which included replacement of the windows, seismic straps and hold- downs were added to the building wherever the framing was exposed. 18. The building has been re-stuccoed using the original Expo Stucco lath and plaster system and color coat. 19. A complete remodel was done to the Kitchen, Family Room, Laundry, and downstairs Lavatory which included custom maple or cherry cabinets. Cabinet drawer hardware is BLUM “Blumotion” soft close Heavy Duty full extension glides and cabinet doors have "Blumotion" soft close European hinges. All drawer boxes and extension shelves are built with ¾” dovetailed solid maple lumber. Cabinet finish is a hand applied 12 step process.
