No heavy bass music. 6) Landlord agrees to furnish the following appliances: stove, refrigerator and water heater. Landlord will also mow the grass. Tenant is responsible for all utilities, TV, internet/phone service.7) Tenant shall replace lightbulbs and dead batteries in smoke alarms as necessary, and at his own expense.8) NO PETS are permitted in the apartment. NO SMOKING is permitted inside the apartment.9) The Security Deposit will be returned to the Tenant if Tenant (a) rents the apartment for at least 1 full year as agreed; (b) gives Landlord a 30-day notice of intent to move out of the apartment; and, (c) leaves the apartment clean with no damage to the apartment or appliances therein. NOTE: The Security Deposit will not be returned if the apartment is not left clean, including clean appliances.10) Landlord reserves the right to inspect the apartment for damage, leaks, functional smoke alarms, etc. upon giving notice to Tenant.11) Landlord or one of the Landlord?s authorized agents reserves the right to enter the apartment to perform necessary maintenance or repairs whether the Tenant is in the apartment or not.
