Termination Clause: lease may be terminated by early by landlord if there are breaches in the agreement, which may include by are not limited to non-payment of rent and poor dwelling condition and upkeep. 12. Prohibited Actions: smoking inside the unit, making alterations without permission, subleasing, and/or engaging in illegal activities. 13. Landlord Obligations: May require access to property for repairs, showings, or inspections. Will notify tenant prior to these activities. 14. Insurance: tenant is required to carry renter's insurance to cover personal belongings and liability. Proof required prior to move in. 15. Legal Compliance: both parties must comply with local, state, and federal laws governing rental properties.
