Tenant Minimum Requirements: Verifiable and stable gross income of at least $5,400 per month (which is 3 times monthly rent). All applicants must have a valid photo ID and SSN. All applicants must have a minimum credit score of 600 or above. All applicants must pass a full background check. No UDs. All applicants must have good references from past landlords going back 5 years. No smokers or vapers. This property is a smoke free and vaping free property - no smoking or vaping on the property (inside or out) is allowed if you have guests. The maximum occupancy limit for this property is 5 people. A small dog is allowed pending approval of breed type. There is a $50 application fee per adult (18 years or older). Tenant pays all utilities - Gas, Electric, Water, and Trash. All other optional services (Cable, Internet, Phone, etc) is at renters discretion. Proof of renters insurance will be required. No subletting of any kind allowed. No Section 8.
