An applicant may be declined if their credit history indicates high risk. Criminal History A criminal background check is needed of all applicants. If criminal history is found, an individualized assessment of the applicant's criminal history will be conducted. An applicant may submit mitigating evidence of good conduct and rehabilitation that have occurred since any conviction or recent criminal activity. End of lease: A 30 day notice before the lease is up is required so I know if you're resigning or moving. You have the possibility of receiving your entire deposit back if your place doesn't require a cleaning service or has any damages. A deduction for the actual cost of the repair and or cleaning cost would be applied if needed. Extra Agreement: Tenants are responsible to dispose of their trash and misc debris in the proper bins. Tenants are responsible to pick up items from the yard so the landscaper can do yard work. Tenants are responsible to clean the bathroom and kitchen regularly so to not allow mold to accumulate. This is a serious problem once it gets started.
