Responsibility, and House Rules
This Addendum is made part of the Residential Lease Agreement between Landlord and Tenant
1. Rent & Automatic Payment Discount
The monthly rent for the Premises is $1725.00.
If Tenant enrolls in and maintains automatic monthly rent payment (ACH or equivalent direct bank draft) throughout the term of the lease, they will receive a $25 monthly discount, reducing the rent to $1,700.00
The discount only applies if rent is received in full and on time via auto-draft on or before the due date each month.
If auto-payment fails or is canceled, the full rent of $1,725 will apply the following month. Discount may be reinstated upon re-enrollment and compliance.
2. Repair and Maintenance Responsibilities
Per Texas Property Code 92.052, Landlord is responsible for repairs that materially affect the health or safety of an ordinary tenant.
For all non-emergency repairs, Tenant is responsible for the first $200.00 of each repair request.
Landlord will cover repair costs exceeding $200.00, unless caused by tenant misuse or neglect.
Tenant must notify Landlord in writing for all needed repairs. Unauthorized repairs are not reimbursed unless approved.
3. Appliance Disclaimer
The Premises includes the following appliances for Tenant use:

These appliances are provided as-is for tenant convenience. Landlord is not responsible for repairing or replacing appliances if they fail during the lease term.
Tenant may repair or replace at their own expense with written approval.
4. No Pet Policy
No pets are permitted on the property. This includes temporary pets, visiting animals, or pet-sitting.
Violations may result in lease termination and loss of security deposit.
5. Utilities
Tenant is responsible for payment of all utilities including electricity, water, sewer, trash, internet, and cable.
6. Right of Entry
Landlord or authorized representatives may enter the Premises with at least 24 hours' notice for inspections, maintenance, showings, or repairs.
In an emergency (e.g., fire, leak), Landlord may enter without notice.
7. HOA Compliance and Fees
Tenant must comply with all HOA rules and regulations. Any fines or violations resulting from Tenant's actions will be the Tenant's responsibility and must be paid within 10 days of notice.
8. Grass and Yard Maintenance
Tenant is responsible for keeping the front yard turf or grass clean and free of debris. Basic upkeep is required to maintain community standards.
9. Early Termination / Military Clause
Per Texas Property Code 92.017, active duty military tenants may terminate the lease under qualifying conditions.
All other early terminations require 60 days' notice and a reletting fee equal to one month's rent unless otherwise agreed.
10. No Alterations / Installations
Tenant may not alter the property (paint, fixtures, satellite dishes, etc.) without written permission.
Unauthorized changes may result in restoration charges.
11. Parking & Vehicle Restrictions
Only operable personal vehicles may be parked. No boats, RVs, or commercial vehicles allowed without written consent.
Mechanical work on the Premises is prohibited.
12. Smoking Prohibited
Smoking or vaping is not permitted inside the home or garage. Cleaning or odor removal will be charged to the tenant if violated.
13. Pest Control
Tenant is responsible for routine pest control. Landlord is only responsible if infestation was present at move-in or caused by structural issues.
14. Guest Policy / Unauthorized Occupants
No person may stay more than 7 consecutive days or 14 days in 6 months without approval.
Unapproved occupants may result in lease violation.
15. Subletting & Assignments
Tenant may not sublet or assign the lease without prior written approval. Violations may result in termination.
16. Move-Out Requirements
Tenant agrees to leave the Premises clean and free of personal belongings. Missing keys, garage remotes, or HOA access items will be deducted from the deposit.
17. Attorney Fees
If legal action is necessary to enforce the lease, the prevailing party may recover reasonable attorney fees and court costs.
