Each adult (18 years or older) who will be living in the unit must submit a separate application. Applications will not be accepted until potential tenants have toured the property in person. o Step 2: Submit all required documentation. o Step 3: Pay the application fee: $39.99. o Step 4: Wait for confirmation and review of your application. o Step 5: Once reviewed, we will contact you regarding the status of your application. Landlord will offer tenancy to the first tenant to apply that meets their minimum screening criteria. 2. Minimum Criteria for Acceptance: o Identification: A valid government-issued photo ID (e.g., driver's license, passport). o Minimum Income Requirement: A minimum income to rent ratio of 3:1 (i.e., rent should not exceed 33% of gross income). o Proof of Income: Recent pay stubs (at least 2-3 months), tax returns, or a letter from your employer stating your employment and income. If you are self-employed, we accept bank statements or other proof of income. o Credit Report: Minimum credit score of 740. o Rental History: Contact information for your previous landlords (at least 12 months of rental history preferred).
