Occupancy limits No more than 2 occupants per bedroom, 4 total occupants maximum in this home. No smoking on property. Income and Employment Applicant should earn two to three times the amount of rent as verified by last 2 months of pay stubs, last two years of IRS 1040 tax returns and possibly a written employment reference. Longevity of employment may influence the Landlord's decision. Government assistance, court-ordered spousal or child support may be considered as income if documented for the prior 12 months. The security deposit is $1,350. Utilities, maintenance & insurance Tenant will be responsible to provide renter's insurance and pay their own utilities (Duke Energy, phone, internet, security, etc). Sewer & trash are included in monthly rent. Tenant is expected to do minor ( $50) maintenance e.g. replace light bulbs & batteries, change filters, clear minor drain clogs, fix cosmetic issues or scratches, and to maintain the unit, appliances, floors and surfaces in clean and sanitary condition, including proper food storage and disposal. Application Applicant must live in the home and must disclose all persons who will be residents. Residents age 18 and older, and any guarantor(s) must each complete an online application and background check, provide valid Social Security number, driver's license or approved Photo I.D., other supporting documentation, pay a non-refundable $45 application fee and sign the lease if selected to lease the home. Rental History A minimum of two years of verifiable rental or ownership history will be evaluated, subject to all state and local laws. Living in a property owned by a relative will not count towards the two-year history. Inaccurate information and information reporting negatively by prior Landlord(s) may influence the decision to lease this home to you. Applicants with rental housing related Civil Judgments and/or Forcible Entry Detainer Judgments (Evictions) within 3 years of the application date are automatically declined. Credit History A credit check will be completed for each resident age 18 and older, using a third-party agency. Late payments, limited credit history, collections, foreclosures, absence of credit, charge-offs and current delinquency will be negatively scored. Medical debt and student loans will not be negatively scored. Open bankruptcies, debt to a previous landlord, eviction actions or judgments are automatically declined. Criminal History A criminal background check will be completed for each resident age 18 and older, using a third-party agency. Persons with a felony conviction or record 7 years ago, or violent felony conviction or record 10 years ago or who are listed on OFAC (Office of Foreign Assets Control) violation list are automatically declined. Applicants and/or Residents who are convicted of a felony after lease application will be declined and subject to eviction. Other Considerations and Qualifying Factors In selecting a Tenant, Landlord may consider lease term length, how long property will be vacant until Tenant moves in. Landlord may allow Applicants who do not meet certain standards to add a guarantor to apply, qualify and sign the lease. Pets Owner strictly enforces a zero tolerance policy will impose fines up to $100 per incident per day on any tenant or guest who brings an attack or guard dog of any breed or description into the community. Specifically prohibited breeds are: Pit Bulls & Staffordshire Terriers, Doberman Pinschers, Rottweilers, Chows, Great Danes, Presa Canarios, Akitas, Alaskan Malamutes, German Shepherds, Siberian Huskies, Wolf-hybrids, Mastiffs, Boxers, or a mix of any of these listed breeds. Property allows up to 3 neutered/spayed indoor pets, no exotic pets. Monthly rent is $50/ month per dog over 30 lbs, $40/month per dog or cat under 30 lbs, and $25/ per month any other pet. Applicants will complete a pet application and at lease signing will pay a non-refundable deposit: $400 for one pet $750 for two and $1,000 for three. Certain dog breeds may require additional liability insurance coverage and a Canine Good Citizen Title to be considered. Pets may not be left unattended outdoors, and no animal may be housed, penned, tied, chained or otherwise kept or restrained outside of unit. Pets kept without disclosure to Landlord are cause for termination of lease and eviction.
